Discharge of Condition No. 7 of DC/22/0017/FUL - Demolition of the current derelict 2 storey dwelling on site and replace with a 2 storey new dwelling plus 2 x car parking spaces to the front of the property. From the first floor level there are terraces to front and rear and an external staircase to the rear down to a decked area and a garden. The new property comprises of 3 x double bedrooms, family bathroom and en-suite facilities on the lower floor and open plan living, kitchen and dining on the upper floor. The building is proposed to be clad in white weatherboarding with a grey slate roof and dark framed glazing units - 21100-ABA-XX-XX-DR-AR-001-S3-P02 is the site plan which shows the strategy for ensuring no surface water will discharge from the property to the highway (Ferry Road). In summary, a slot drain is suggested at the threshold of the driveway hardstanding and the back of pavement. Water entering this will be discharged to shallow soakaway crates in the front garden. It has been discussed with Colin Dolden of East Suffolk Building Control that soakaways in this location are acceptable due to the proposed foundation type of piled slab (therefore the foundations will not be compromised by the soakaway being close to the building). The rest of the front garden will be unbound gravel and therefore present no surface water run-off issue to the highway
