Non-material amendment to planning application 19/AP/0240 [dated 27.08.2020] for "Redevelopment of the site including the demolition of the existing buildings and construction of a 12 storey building (plus basement and roof top plant enclosure) with a maximum height of 50.707m AOD, comprising office (Class B1) floorspace on all floors with a flexible retail/café (Class A1/A3) unit at ground floor level. The development will include cycle parking, servicing, refuse and plant areas, hard- and soft-landscaped public realm improvements and other associated works". The amendment seeks the following: - Amended roof access strategy through introduction of direct lift access, an additional fire escape stair and provision of a lift lobby to the roof - Amended rooftop footprint layout to primarily provide additional plant space to allow for Air Source Heat Pump system - A 0.75m increase in height of the roof enclosure - A 0.95m increase in height to the top of the lift overrun - Revisions to rooftop plant room cladding material from metal louvres to a translucent/back painted glazed finish - Increase in the area of proposed green roof from 90 sqm to 105 sqm - Increase in the area of blue roof capacity from 600 sqm to 650 sqm - Amendments to the cladding through introduction of solid panels at levels 09-11 - Amendments to internal core arrangement to amend lift layout and allow for new escape stair to match roof level layout changes and comply with Fire Regulations - Revision to the structural frame from a steel frame to a concrete frame - A modified basement construction methodology through use of steel sheet piles for the perimeter wall in lieu of concrete secant piles - Amended basement layout to avoid existing underground services and consolidation and rationalisation of the plant to reflect reduced basement size, an increase in shower room and locker provision, relocation of the refuse store and repositioning of western basement perimeter wall
