Non-material amendments to reserved matters approval ref. 18/AP/1863 dated 28/09/2018 (Application for the approval of reserved matters (access, scale, appearance, layout and landscaping) for Plot H11B within Elephant Park (previously referred to as the Heygate Masterplan), submitted pursuant to the permission ref: 12/AP/1092. The proposals comprise the construction of two buildings of between 11 and 25 storeys in height (maximum building height 84.2m AOD) comprising 259 residential units, 285 sqm (GEA) flexible retail, office, community and leisure uses (Classes A1-A5/B1/D1/D2), cycle storage, servicing, plant areas, landscaping, new public realm, and other associated works). The amendments include: Increased floor area and massing of the tower and mansion block to accommodate a second fire escape stair Amended layouts of the residential units and balcony locations on the tower and mansion block Changes to ground floor (residents entrances, cycle stores, bin stores, switch room and Maddock Place retail unit) of both buildings Changes of the tower knots from glass to metal Changes to the material detailing of the tower balconies from back painted glass with glass balustrades to profiled aluminium facade with vertical metal slat balustrades, and amended balcony design Balcony changes to the mansion block from perforated metal to flat metal vertical slats Removal of planting on the ground floor of the Heygate Street elevation Removal of planting on the canopies of levels 1 and 2 on the tower and revised canopy design Increase in the size of the internal amenity area on level 24 Amend facade detailing and brickwork to the mansion block, planting omitted New substation location Removed tower vertical feature lighting Amendments to the roof terrace of the mansion block and stair core enclosure Adjustment to the communal garden path and entrance to tower Wind protection added to balcony 205 of the tower in response to submitted wind analysis.
