Approval of details is pursuant to Condition 3 (cycle parking) and 4 (bin storage) of PLAN/2021/0869 dated 01.10.2021 for Prior Approval under the provisions of Schedule 2, Part 3, Class O of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) for change of use of the existing building from offices (Class B1(a)) to residential (Class C3) to provide 2x 1 bedroom flats at first floor of No.26 High Street.

Approval of details pursuant to condition 04 (Construction Management Plan) of ref: PLAN/2021/0712 dated 02.09.2021 (Application for prior approval under Part 20, Class AA of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) for construction of one additional storey immediately above the topmost storey of existing detached building to provide x8 new flats (x6 1b/1p, x1 1b/2p and x1 2b/3p) (Class C3) together with any or all associated works permitted by AA.-(1)(a) to (d) inclusive).

Approval of detials pursuant to Condition 4 and 7 of PLAN/2020/1202 (Erection of a 2.5 storey block of 2no. two bedroom flats with associated parking and landscaping.) No development shall commence until details of a scheme for disposing of surface water by means of a sustainable drainage system have been submitted to and approved in writing by the Local Planning Authority. The development shall be implemented in full in accordance with the approved details prior to the first occupation of the development Condition 7 Prior to the commencement any above ground works in connection with the building hereby permitted, written evidence shall be submitted to and approved in writing by the Local Planning Authority (LPA) demonstrating that the dwellings will: a. Achieve a minimum of a 19% improvement in the dwelling emission rate over the target emission rate, as defined in the Building Regulations for England Approved Document L1A: Conservation of Fuel and Power in New Dwellings (2013 edition). Such evidence shall be in the form of a Design Stage Standard Assessment Procedure (SAP) Assessment, produced by an accredited energy assessor; and b. Achieve a maximum water use of no more than 110 litres per person per day as defined in paragraph 36(2b) of the Building Regulations 2010 (as amended), measured in accordance with the methodology set out in Approved Document G (2015 edition).
