i) Extensions and alterations to outbuilding, comprising a single storey side extension, two new ground floor windows in the east and west ground floor elevations, three new rooflights in the western roof elevation, replacement windows and doors, ii) replacement of eight rear windows to house and replacement of two front windows to house, iii) erection of a fence and gate along the road frontage.

Replace existing single glazed front door & frame, replace existing UPVC front windows with new UPVC, remove front wooden/concrete fence adjacent to road footpath and replace with brick wall, replace existing rotten/damaged wooden panels in existing side fence and fit gates to side drive adjacent to front of house brickwork

Extension 1. The application is for a renewal of an identical application that was approved in 2016. 2. The site currently accommodates a small house and two sheds. It is bounded by residential property on two sides, a paddock to the rear and is on the residential fringe of Westleton. The prevailing scale in the neighbourhood is varied with traditional one and two storey dwellings with one much larger property next door. 3. The existing house is to be extended to provide a single storey garage and an additional bedroom and ground floor bathroom to make the accommodation more modern and flexible. 4. The proposed dwelling will have no openings onto neighbouring properties and is screened by hedges and fences with the principal trees and boundary hedging and fencing being retained. 5. Highway access, bin and oil storage will be unchanged. 6. The exception is to increase the height of the existing perimeter willow fence to up to 3 meters (to graduate up after a minimum of 4 meters from the roadway) along the boundary between the cottage and the new building next door to improve privacy for both buildings following the new build increasing the land elevation in their back garden and increased scale of overlooking windows. 7. External materials are limited to brick and tiling compatible with local styles. 8. No biodiversity issues are presented by the proposals. 9. The site has been checked for contamination in 2017 and 2019 with no issues being found. 10. The site is not within a Conservation Area and the building is not listed.

To build a porch on the side; replace windows and doors; re-lay parking area to the front with new dropped kerb and replace wall with fence

1. Change from wooden slated fence to cobble wall. To replace old gate with new but same design - five bar & side gate in oak 2. Velux in roof to allow light. The window would be in the landing area of the upstairs

The proposed works include: - The removal of the existing timber double glazed windows & doors & replacement with UPVC white double glazed windows & doors. Front door grey, remainder white. - Removal of a rear window & brickwork below with the installation of a new patio/french double doorway, colour white. - The removal of brickwork & the installation of lintol & UPVC double glazed window to the side elevation, colour white. - The removal of a central brick pier & two single garage doors. The installation of a new lintol, brickwork over & new electrically operated garage door & frame. White. - To install a 1m high metal estate fence to the LH side front boundary flank to match the front elevation, colour black, oak posts to match.

To replace existing front door, window and fence. Also to build a new storm porch over the front door and change colour of door and windows.

Carry out general repairs and improvements as follows:- Replace rotting front wooden sash windows with new matching wooden double glazed sashes, to be painted in white satinwood as present. Repair and make good brickwork and rendering between the two sash windows being replaced. Repaint in Light Cotswold as present. Repair and paint existing picket fence with white external wood paint, and re-instate gate entry to property. Repair cracks in existing concrete path and seal with clear polyurethane sealant. Install seagull spikes on roof ridges and chimney, and net valley shared with 70 Victoria Street. Extend existing internal soil stack through ceiling/roof void to an external vent terminal at side of property.

Hard landscaping scheme to property frontage, including perimeter fencing, new gates, brick piers and pergola. Provision of LPG gas tank in front garden. Retrospective Consent for Replacement front timber sash windows with alterations to design of rear french doors in extension to match, plus proposed replacement front door
