Single storey extension to existing house, removal of 3no. chimneys and 2no. single storey entrance porches, addition to existing house of new windows, doors, cladding, rainwater goods and solar panels, replacement of segments of new boundary fence, addition of 2no. parking bays within site boundary, addition of outdoor decking.

Change of use from bank on ground floor and associated staff and office facilities on upper levels to 2no. retail units (Use Class E(a) or E(b)) on ground floor and single residential flat on upper floors (Use Class C3 Dwellinghouse). Remove rear metal fire escape stair and metal mesh fencing, remove air conditioning units from rear. Create new shopfronts and associated revisions to entrances. Form new bin stores and air source heat pumps to rear. At rear on first-floor level create new garden room with flat skylight and small roof terrace with balustrade. Replace all windows and doors.

Front elevation - replacement of 5no rotten timber windows like for like. Rear elevation - replacement of 3no timber doors/windows with powder coated aluminium bifolding doors. Replace close boarded fence with new to bin store and fit pergola style polycarbonate roof over. Replace raised seating area gravel with new composite decking and timber balustrading. Fit 2no timber pergolas with removable/retractable canvas coverings. Replace bar counter with new smaller counter. Replace rotten timber decking to balcony with composite decking. The demolition and re-build of the attached byre (boiler house), opening of original window on west elevation of outbuilding and alter internal layout. Replacement of gates and new fencing to existing western entrance to yard.

i) Block up external kitchen door, rendering area to match rest of extension. ii) Slightly increase size of two existing windows within kitchen. iii) Add conservation roof light to bathroom. v) Add small wooden picket fence and gate to property.
