Erection of a three storey extension to create 2 flats (1 x 2, 1 x 1 bedrooms) with additional alterations to facilitate a change of use of a first floor flat under permitted development including rear balconies and replacement shop front with associated bin and cycle storage following demolition of two storey outbuilding (amendment to planning permission 18/01536/FUL).

Change of use from 4 x flats to HMO including demolition of existing single-storey side and rear extensions and erection of single-storey creche to the rear of the site for the ancillary use of the Hope Street development at 30-32 The Avenue.

Re-development of the site to provide 8-storey hotel containing 120 rooms and 20-storey block containing 113 flats (81x 1-bed and 32x 2-bed) with associated landscaping, parking and access (amended description - hotel reduced in height)

Implementation of planning permission 16/02016/OUT (for the redevelopment of the site) not in accordance with condition 4 (odour). Variation of condition 4 sought to enable residential accommodation in phase 3 of the development to be occupied in advance of the new wastewater tanks being finalised and the existing wastewater tanks being decommissioned.
