Roof conversion, new windows, internal and external alterations

Modest alterations and extensions. The alterations include the addition of two windows on the side elevation and an additional rooflight on the front roof pitch. The extensions include a rear single storey extension and a dormer on the rear roof pitches.

Dormer loft conversion including Juliet balcony and metal railings, installation of 2 no. roof windows to the front elevation and 2 no. windows to the rear elevation.

Increase the height of the roof to give more height inside the loft.This will be achieved by removing the existing roof tiles, battens, membrane and trusses. These will then be replaced by new attic trusses, a breathable membrane, battens and similar tiles to the original. It will be necessary to build up the gable end walls due to the increased ridge height of the roof. This will be done by using similar bricks to the original. We are proposing to put one attic window in the roof at the rear of the property and two at the front. These windows should be 55mm wide x 78mm high. The existing trusses have a maximum height of 1676mm from base to highest point. The new trusses will be 3900mm from the base to the highest point. The new pitch of the roof would be about 42 degrees whereas the existing pitch is about 24 degrees. The proposal is for the space to be used as a loft with potential for a room, stairs etc at a later stage subject to new planning. Access will be through existing loft hatch.

Alterations and renovations to existing building. New gable roof with dormers to front and side. New side and rear extension to first floor and loft area with gabled roofs. Change of materials and new windows to create three number one bedroom flat conversions and three number two bedroom flat conversions. Extra parking spaces for use of garden to rear.
