Alteration and extension to the existing building, including: (i) demolition of the existing mansard roof; (ii) erection of a replacement fourth floor and an additional two storey roof extension to provide additional office accommodation (Class B1) (net increase in floorspace: 273sq.m GIA); (iii) erection of a rooftop plant enclosure; (iv) associated works at ground floor level.

External alterations including (i) part demolition of the existing roof; (ii) erection of infill extensions and two storey roof extension to provide additional office (Class B1) floorspace; (iii) creation of terraces and plant enclosure at roof level; (iv) creation of new entrances; (v) alterations to the facade; (vi) reinstatement of bottle balustrade; (vii) reinstatement of turret on Finsbury Circus elevation; and (viii) associated works. (i) Infill extension at third, fourth, fifth floor and roof level and infill of western lightwell at lower ground floor level to provide additional office (Class B1) floorspace; (ii) creation of terrace area at third floor level; (iii) infill of the rear lightwell and part demolition and reconfiguration of the basement levels storage vaults for ancillary facilities; (iv) reconstruction of the main entrance steps ; (v) installation of a platform lift and associated alterations to the forecourt including soft landscaping; (vi) the reconfiguration of internal layouts of building from lower ground to fifth floor levels, associated external refurbishment works; reconfiguration and installation of plant equipment and provision of cycle parking.
