Refurbishment and extension of the building including the: i) Recladding of fifth floor and addition of plant enclosure at roof level(Class E); ii) creation of accessible terraces at level five; iii) installation of projecting balconies to the northern elevation at levels three to four; iv) creation of single storey infill extension on the western elevation; v) reconfiguration of the office entrance; vi) reconfiguration of the loading bay; vii) new hard and soft landscaping and other ancillary works.

Refurbishment and extension of the existing office building to include; external works to facades, new windows and doors throughout, infilling of the rear lightwell over basement and ground level, alterations to the existing roof structure to facilitate an occupiable external terrace, and extension of the existing lift shaft and stair core by 1 additional floor to create terrace access.

Alterations to the basement, ground and mezzanine floor to create flexible office, teaching and event space Use Class E/ F1 including; alterations to shopfront and roof alterations to the rear to include patent glazed rooflights.

Application under Section 73 of the Town & Country Planning Act 1990 to vary Condition 20 (Approved Plans) and to remove Condition 14-part E (details of green wall and maintenance) of planning permission dated 19 December 2019 (ref: 19/00796/FULL) to enable minor amendments to the approved scheme including: (i) Alterations to the location of external plant on the roof terrace; (ii) Reduction in the size of available terrace area and alterations to balustrade treatment and installation of a raised planter bed; (iii) Alteration office entrance door from a pair of glazed doors to a single larger glazed door; and (iv) green wall replaced with a raised planter bed.

(i) Change of use of the upper floors from office (Class E) to residential (Class C3) to create four residential units; (ii) Remodelling of third floor and erection of an additional storey to roof; (iii) Replacement of existing entrance to provide separate entrances; and (iv) installation of door and balustrades to rear first floor terrace.

Extensions and alterations to the rear and interior of the existing office building (Use Class E) to provide upgraded office space at floors lower ground to 3, along with the provision of one residential dwelling (Use Class C3) within a newly created two storey roof extension levels 4 and 5 with a small roof terrace at 4th floor.

Refurbishment and extension of the existing office building to include the addition of a new roof pavilion with external terrace, installation of planter boxes within the stone grid of the western facade, replacement of a single DDA entry door at the western entrance, rearrangement of plant equipment and other associated internal and external works.

Demolition of the existing River Court building at 120 Fleet Street, including part demolition of the basement and the erection of a new building comprising two basement levels and ground floor plus 20 upper storeys (93.15m AOD) including retail, commercial, office and service use (Class E). Creation of new pedestrian routes. Change of use of Daily Express Building from office (Use Class E) to learning and non-residential institutions use (Class F1), retail, flexible learning and non-residential institutions and commercial use (Class E), Alterations to and refurbishment of the existing Grade II* listed Daily Express Building at 120 Fleet Street, including works to detach the building from the River Court with demolition of part of linking floorplate and structure from basement level 01 to level 06, demolition of roof and installation of new roof with associated roof garden, erection of new north facade, retention of south-east curved corner and part demolition of existing east facade from ground level to level 05, erection of new facade and shopfront and associated works.
