Horizontal extension at 8th and 9th floor levels and three-storey vertical extension plus plant enclosure to create Class E floorspace; alterations and refurbishment to existing windows and facades; structural alterations and repositioning of cores; creation of new and refurbished entrances on Gresham Street and at the junction of Aldermanbury and Love Lane; creation of inset balconies; creation of roof terraces at levels 8, 10 and 12; removal and replacement of plant and installation of PV; public realm improvements for new hard and soft landscaping; removal of ground floor mezzanine level facilitating the provision of retail frontages and retail units to Aldermanbury; provision of cycle storage and other works incidental to the development.

Refurbishment and extension of the building to create additional floorspace with roof terrace for Class E use; erection of a pavilion structure at roof level; installation of new terrace areas with associated landscaping and balustrades; extension of existing plant enclosure; installation of plant equipment and kitchen extract duct; alterations to facade, including works to clock face on Fleet Street, and at ground floor level; alterations and extension to existing windows and vitrines; provision of new ancillary facilities and other associated works.

External alterations, including: (i) creation of terrace area at third floor level and associated access door; (ii) replacement of existing balustrade and fire staircase on third floor terrace fire escape route; (iii) installation of new windows and green wall within the rear lightwell; (iv) installation of replacement timber framed windows and replacement fire escape door at fifth floor level; (v) reconstruction of the main entrance steps; (vi) installation of replacement glazed timber entrance doors; (vii) erection of a platform lift and associated alterations to the forecourt, including soft landscaping; and (vii) associated external refurbishment works.

Alterations to the existing car park to form a pedestrianised landscape including the provision of new access gates, external lighting and planting. (ii) Alterations to existing light wells at lower ground floor level including new decking, planters and external lighting. (iii) Alterations to existing ground floor and lower ground floor windows to lower existing cill heights and replacement with larger windows and doors.

External alterations including, facade and fenestration replacement and replacement office entrance; part demolition and extension at roof level to create a roof top pavilion for Class E use and reconfigure the plant room; creation of roof terrace at 7th floor and associated hard and soft landscaping; provision of cycle parking and associated facilities; and other ancillary works.

(1) Infill extension to retail unit at ground floor for either Class A3 or Class A4 use, (2) Alterations at ground floor level to create an extension to the existing office entrance, (3) Change of use of part ground and lower ground floors from office (Class B1) use to a flexible use for either office (Class B1) or D1 medical uses with new entrance off Warwick Lane, (4) Change of use of part of the ground, lower ground and basement floors from office (Class B1) use to Class D2 gym use with a new entrance off Warwick Lane, (5) Creation of a new cycle entrance off Warwick Lane for new cycle parking at basement level. (6) New lighting design to Newgate Street colonnade, (7) Works to the facade and fenestration at ground and first floors associated with the office entrance on Rose Street, (8) Demolition of existing roof top plant and creation of a new seventh floor for Class B1 (office) use and creation of a secondary entrance from Newgate Street (9) Creation of new terrace at seventh roof level and re-landscaping existing terraces.
