Horizontal extension at 8th and 9th floor levels and three-storey vertical extension plus plant enclosure to create Class E floorspace; alterations and refurbishment to existing windows and facades; structural alterations and repositioning of cores; creation of new and refurbished entrances on Gresham Street and at the junction of Aldermanbury and Love Lane; creation of inset balconies; creation of roof terraces at levels 8, 10 and 12; removal and replacement of plant and installation of PV; public realm improvements for new hard and soft landscaping; removal of ground floor mezzanine level facilitating the provision of retail frontages and retail units to Aldermanbury; provision of cycle storage and other works incidental to the development.

Repairs and minor alterations to the existing windows and window framing at first, second and third floor levels of Crescent House, including: stripping, repairing and redecorating existing window frames; replacement of existing single-glazing with vacuum glazing panels; insulation works to the main concrete vaulted roof and first floor concrete soffit; and associated works.

An application under Section 73 of the Town and Country Planning Act 1990 (as amended) to vary Condition 12 (approved drawings) of planning permission 20/00693/FULL dated 3 August 2021 to incorporate minor material amendments comprising: (i) alterations to the material of roof gutters; (ii) alterations to rainwater goods, outlets and SVPs; (iii) replacement casement windows at roof level; (iv) repairs to the railings to the south elevation; (v) additional ventilation detail below the consented proposed slope; (vi) insertion of a sacrificial stone kerb; and (vii ) lightning protection.

Internal and external alterations to the existing building including replacement and refurbishment of selected windows at levels two, three, four, five and dormer windows at the east, south and west elevations, refurbishment of internal circulation spaces, reception and end of journey space, refurbishment of floors one, two, three, four and five, alterations to the ceiling at fifth floor level, and replacement of existing plant at roof level.

Erection of a new roof terrace, associated lift overrun and extension of stair core; the extension of the rear fire escape to roof level; installation of PV panels on roof; replacement of windows; alterations to existing entrances to create level access; and new external staircase for basement access for commuters.

The creation of a roof terrace at first floor level on the existing flat roof and associated elevational alterations, together with the painting existing windows, grilles, and handrails and the installation of paving and planters at 1st and 6th floor level terraces.

Change of use of lower ground floor from part betting shop (Sui Generis) and part office (Use Class E) to retail and office (Use Class E), and change of use of part ground floor from retail to office use (Use Class Eg) and alteration and extension, including: (i) new and replacement windows to the facade at all levels; (ii) removal of existing rooftop plant enclosure and erection of one storey roof extension at seventh floor to provide office (Use Class E) with erection of plant room and fire escape above and creation of private terrace at roof level; (iii) new shopfronts and office entrance at ground floor level with reconfiguration of retail space; (iv) rear partial infill extension from first to sixth floors to provide office accommodation (Use Class E); and ancillary works.

Refurbishment and extension of the building to create additional floorspace with roof terrace for Class E use; erection of a pavilion structure at roof level; installation of new terrace areas with associated landscaping and balustrades; extension of existing plant enclosure; installation of plant equipment and kitchen extract duct; alterations to facade, including works to clock face on Fleet Street, and at ground floor level; alterations and extension to existing windows and vitrines; provision of new ancillary facilities and other associated works.

Refurbishment and extension of the existing office building to include; external works to facades, new windows and doors throughout, infilling of the rear lightwell over basement and ground level, alterations to the existing roof structure to facilitate an occupiable external terrace, and extension of the existing lift shaft and stair core by 1 additional floor to create terrace access.

Alterations and repair works including the removal and replacement of the existing, front, painted softwood glazed patio doors and fixed side windows on the fourth floor with new varnished hardwood sliding patio doors and fixed side windows; Removal and replacement of the existing, rear, painted softwood windows on the fourth floor with new varnished hardwood bottom hinged windows; Removal and replacement of the existing painted timber and glass roof lantern with a new curved, powder coated metal and glass roof lantern of the same height.
