Excavation of a new basement beneath the footprint of the existing house with 2x walk on rooflights to provide light down into basement, rationalisation of the current LGF bathroom extension abutting the front entrance porch, relocating of rooflight on the existing entrance porch, rebuilding and replacement of the terrace slab above the Octagonal wing and creation of a new parapet, rebuilding of curved bay on south east elevation to a rectangular bay, demolition of existing retaining walls on south east elevation and eastern lightwell and construction of new metal escape stairs in these locations, replacement of fenestration throughout property, replacement of existing dormer, rationalisation of drainage, repair of stucco render, repair/ refurbishment and part replacement of existing roof which is in poor condition, refurbishment/ replacement of existing chimney and pots, provision of an external bin store.

Construction of a rear infill extension to existing ground floor projection, alterations to existing ground floor extension including louvres above roof glazing extension, changes to garden elevation of garage; installation of rooflights and dormer windows to roof level to allow for additional living accomodation; installation of additional windows to ground and 1st floor side and rear elevations.

Construction of a dormer extension in the rear roof slope with the insertion of 3no. rooflights in the front roof slope, and the replacement of the rear window above the staircase.

Variation of conditions 1, 5 ,11 and 12 attached to the planning permission dated 25 January 2019 (RN 18/10192/FULL) which varied the original planning permission dated 17 April 2018 (RN 17/09039/FULL) for: the Demolition of existing workshop to side of building, excavation of basement with rear lightwells, erection of side and rear extensions at lower ground floor level and two dormers to side and rear at roof level ; NAMELY, to vary the wording of condition 5 in respect of the side dormer as building , other external changes to the consented design , compliance with Appendix A of the Code of Construction Practice , and replacement tree planting .

Construction of ground floor side extension with a terrace above; creation of a terrace at roof level and rear dormer in connection with loft conversion; installation of bike and bin store to front garden; all in connection with the use of the site as 3 self-contained flats (Class C3).
