Demolition of the existing building (excluding party walls) and redevelopment to provide a four-storey building plus basement including construction of a single storey extension to rear at both first and second floor levels, and erection of new mansard roof; installation of new air conditioning units at rear and roof level; installation of new shopfront; and associated works, all to accommodate three new self-contained 1-bed residential units and one new self-contained 2-bed residential unit (use class C3) over first, second and third floor levels and use of the basement and ground floor level as retail shop (use class E).

Variation of Conditions 1 and 10 and removal of Conditions 8 and 9 of planning permission dated 26th September 2016 (RN: 15/05936/FULL) for the: demolition of existing office building and redevelopment to provide a replacement building over two basement levels, lower ground, ground and eight upper levels. Use of the building for residential purposes (Class C3) providing a maximum of 23 flats including 14 car parking spaces at basement level, accessed from Buckingham Gate. Namely, to extend the internal usable space at basement level 2 and reconfiguration of basement 1 without increasing the approved extent of foundations, internal alterations, amendments to window layouts at levels 7 and 8; and to vary the wording of Condition 10 to approve updated Sustainability and Energy Strategy and remove Conditions 8 (uninterrupted demolition and construction) and 9 (installation of PV panels on roof).

Use of basement, ground and first floors as Public House (Sui Generis). Construction of fourth floor roof extension and use of second, third and fourth floors as two residential flats (1x 1 bed and 1 x 2 bed flats) and associated external alterations, including installation of an air intake duct and water tank at first floor level, installation of a replacement extract duct, and installation of a new water tank and automatic opening vents at roof level.

Use of ground and lower ground floor in connection with residential flat above; construction of a mansard with roof terrace; lower ground rear extension; a front lightwell extension and new railings; replacement of the non-original first floor external balustrade and fenestration alterations.

Variation of conditions 1,11, 16, 22, 24, 25 of planning permission dated 30th June 2020 (RN 19/09318/FULL) for the demolition of two-storey coach house (72) and building behind retained front facade at 74, for the construction of new five storey building to provide 7 residential flats. Excavation of basement, demolition of existing rear garages and the erection of 2 additional residential dwellings including associated landscaping. NAMELY, to make minor material amendments including; rationalised front landscaping; moving the access to the rear from the southern side of the building to the northern side; adding skylights above the side wings; adding skylights to rear dwellings; making the lower ground floor rear terraces slightly deeper; making the second floor balcony slightly wider; making the ground floor railings wider (though no increase in terrace size); and adding three windows to south and north flank wall and reinstating the existing Juliette balconies to the front elevation.

Variation of Condition 10 of planning permission dated 18th January 2007 (RN 06/02628/FULL) for, 'Alterations during the course of construction to scheme approved on 10 February 2004 (Appeal A Ref: APP/X5990/E/03/1117794) for redevelopment to provide a new building comprising offices (Class B1) and 20 flats (Class C3) with associated parking: namely, alterations to the building elevations, realignment of seventh and eighth floor levels and rationalisation of office floorspace on basement and ground floors and residential floorspace at basement and first to sixth floor levels; NAMELY, to allow the car parking spaces to be used by the occupiers of the commercial part of the same building for either car parking or motorbike parking. (Application under Section 73 of the Act).

Variation of condition 8 of planning permission dated 13th February 2020 (RN 19/08297/FULL) for the variation of condition 1 and removal of condition 15 of planning permission dated 9th July 2019 (RN:18/06686/FULL) which intself was a 'Variation of condition 1 of planning permission dated 01 December 2015 (RN: 15/00496/FULL) for the Roof extension to provide four new residential (Class C3) units (3x3 bed and 1x4 bed) with external terraces and planters. NAMELY, to vary the wording to read "The development shall be carried out in complete accordance with the Construction Management plan by ARJ Construction Issue 01 dated 15.02.21 unless otherwise agreed in writing with the local planning authority"
