Demolition of the existing extension to the rear and construction of a new lower ground and ground floor rear extension. Repair work to the facade, alteration to street frontage in line with the street and landscaping to the rear garden. Installation of acoustically attenuated condenser to the rear garden. NAMELY, removal of Phase 4 part of condition 16 entirely and / or varied to allow for report provided with this application to be acceptable to discharge the condition.

Use of the lower ground and basement level for flexible/alternative office (Class B1)/retail (Class A1)/leisure uses (Class D2); car parking, cycle parking, ancillary office uses and mechanical plant. Alterations to the existing building including new windows and entrance, new terraces to eighth and tenth floor levels and new plant enclosure at roof level and associated works; and amendments to car parking provision (retention of the public car park), alterations to the cycle parking provision and basement layouts and reduction in flexible commercial floorspace; namely, to amend the wording of Conditions 31 and 32 to require the landscaping of the first floor terrace to be carried out in accordance with the submitted details.
