Variation of condition 1 of planning permission dated 4th October 2022 (RN 22/00448/FULL) for the demolition of the existing hipped roof and construction of a roof extension, a rear extension involving the infill of an existing undercroft area at ground floor, the replacement of an existing link building (between the building fronting Chapel Side and Esca House to the rear) and an additional second floor storey, and the excavation of a basement under the main building, in association with the change of use of the ground and first to residential flats (Class C3). Replacement windows to the front and rear elevations, and the creation of a terrace and green roof on the rear extension roof at third floor level and a terrace at rear fourth floor level. Variation of condtion 1 of planning permision dated 28 October 2021 (RN: 21/06105/FULL) for the: Use of ground and lower ground floor in connection with residential flat above; construction of a mansard with roof terrace; lower ground rear extension; a front lightwell extension and new railings; replacement of the non-original first floor external balustrade and fenestration alterations. NAMELY, to allow replacement of the existing piers and modern metal railing at first floor level with new traditional black painted metal railing; and raising the cill heights of the approved painted timber sash windows at the lower ground floor street facing facades by 150mm.

Variation of Conditions 1 and 10 and removal of Conditions 8 and 9 of planning permission dated 26th September 2016 (RN: 15/05936/FULL) for the: demolition of existing office building and redevelopment to provide a replacement building over two basement levels, lower ground, ground and eight upper levels. Use of the building for residential purposes (Class C3) providing a maximum of 23 flats including 14 car parking spaces at basement level, accessed from Buckingham Gate. Namely, to extend the internal usable space at basement level 2 and reconfiguration of basement 1 without increasing the approved extent of foundations, internal alterations, amendments to window layouts at levels 7 and 8; and to vary the wording of Condition 10 to approve updated Sustainability and Energy Strategy and remove Conditions 8 (uninterrupted demolition and construction) and 9 (installation of PV panels on roof).

Use of basement, ground and first floors as Public House (Sui Generis). Construction of fourth floor roof extension and use of second, third and fourth floors as two residential flats (1x 1 bed and 1 x 2 bed flats) and associated external alterations, including installation of an air intake duct and water tank at first floor level, installation of a replacement extract duct, and installation of a new water tank and automatic opening vents at roof level.

Variation of Condition 10 of planning permission dated 18th January 2007 (RN 06/02628/FULL) for, 'Alterations during the course of construction to scheme approved on 10 February 2004 (Appeal A Ref: APP/X5990/E/03/1117794) for redevelopment to provide a new building comprising offices (Class B1) and 20 flats (Class C3) with associated parking: namely, alterations to the building elevations, realignment of seventh and eighth floor levels and rationalisation of office floorspace on basement and ground floors and residential floorspace at basement and first to sixth floor levels; NAMELY, to allow the car parking spaces to be used by the occupiers of the commercial part of the same building for either car parking or motorbike parking. (Application under Section 73 of the Act).
