Variation of Condition 1 and 11 of planning permission dated 20 October 2022 (RN: 22/04903/FULL) for the demolition of existing mansard roof and roof level plant and construction of two storey vertical roof addition with extensions at fourth, fifth, sixth and seventh floor levels for additional office (Class B1) floorspace. Use of the lower ground and basement level for flexible/alternative office (Class B1)/retail (Class A1)/leisure uses (Class D2); car parking, cycle parking, ancillary office uses and mechanical plant. Demolition of part of the existing two storey rear extension at ground and first floor level to create an open patio area. Construction of rear extension at second floor level. Removal of part of the existing roof and attic space to create a roof terrace and rooflight and screen to front elevation. Alterations to front and rear elevation windows and doors. NAMELY, repositioning of metal balustrade and extension of flank parapet wall.

Variation of Condition 18 (Construction Management Plan (CMP) of the planning permission dated 26th November 2021 (RN 21/05740/FULL) for the variation of Condition 1 of planning permission dated 16 March 2016 (RN: 16/00374/FULL) which itself varied condition 1 of planning permission dated 28 July 2015 (RN: 15/02336/FULL) for excavation of a basement beneath existing building, part of front and rear gardens, demolition of rear facade, extensions to the rear and at roof level in connection with the use of the building as a single house. NAMELY, to replace approved CMP with a revised CMP which allows a crane operation, revised construction programme and contact details.

Replacement windows to the front and rear elevations, and the creation of a terrace and green roof on the rear extension roof at third floor level and a terrace at rear fourth floor level. NAMELY, to increase size of basement level and creation of associated lightwell; Alterations to fenestration; relocation and alteration of rear dormers; Internal changes to layout of residential accommodation; and associated external alterations.

Variation of Condition 16, Phase (4) of planning permission dated 15 December 2021 (RN 20/03623/FULL) for the amalgamation of two maisonettes to create a single dwelling house [Class C3], excavation beneath the footprint of the existing building and excavation of part of rear garden at lower ground floor level. Demolition of the existing extension to the rear and construction of a new lower ground and ground floor rear extension. Repair work to the facade, alteration to street frontage in line with the street and landscaping to the rear garden. Installation of acoustically attenuated condenser to the rear garden. NAMELY, removal of Phase 4 part of condition 16 entirely and / or varied to allow for report provided with this application to be acceptable to discharge the condition.

Construction of fourth floor roof extension and use of second, third and fourth floors as two residential flats (1x 1 bed and 1 x 2 bed flats) and associated external alterations, including installation of an air intake duct and water tank at first floor level, installation of a replacement extract duct, and installation of a new water tank and automatic opening vents at roof level.
