Construction of a floodlit 3G synthetic rugby pitch with provision of 6no. x 15.5m high floodlights, 4.5m perimeter fence, earth bunds to the east and west sides, team shelters, spectator hard standing area, non-turf pitch to existing cricket square, cricket netting and resurfacing link path from Baker Crescent in place of the existing grass rugby pitches, cricket wicket, training pads, throwing cages and shot put area.

Demolition of existing buildings and construction of buildings to provide flexible employment floorspace (Use Classes E(g)/ B2 / B8, with ancillary office accommodation within Use Class E (g)), together with the creation of a new vehicular access via Butterly Avenue, improvements to the existing vehicular access from Hawley Road, provision of car and cycle parking and service yards, drainage works, landscaping, installation of an acoustic fence and other associated works.

Construction of an aqua park for temporary use between July and October 2021 and May to October 2022 including of one inflatable obstacle course split into three sections and other water-based activities with nine 20ft containers and three 40ft containers on the adjacent land to provide: a reception; site office; staff room; a first aid room; customer changing rooms, showers and toilets and wetsuit storage areas with associated fencing. Also provision of an ancillary café for use from July 2021 until October 2022.
