i) Extensions and alterations to outbuilding, comprising a single storey side extension, two new ground floor windows in the east and west ground floor elevations, three new rooflights in the western roof elevation, replacement windows and doors, ii) replacement of eight rear windows to house and replacement of two front windows to house, iii) erection of a fence and gate along the road frontage.

Extension 1. The application is for a renewal of an identical application that was approved in 2016. 2. The site currently accommodates a small house and two sheds. It is bounded by residential property on two sides, a paddock to the rear and is on the residential fringe of Westleton. The prevailing scale in the neighbourhood is varied with traditional one and two storey dwellings with one much larger property next door. 3. The existing house is to be extended to provide a single storey garage and an additional bedroom and ground floor bathroom to make the accommodation more modern and flexible. 4. The proposed dwelling will have no openings onto neighbouring properties and is screened by hedges and fences with the principal trees and boundary hedging and fencing being retained. 5. Highway access, bin and oil storage will be unchanged. 6. The exception is to increase the height of the existing perimeter willow fence to up to 3 meters (to graduate up after a minimum of 4 meters from the roadway) along the boundary between the cottage and the new building next door to improve privacy for both buildings following the new build increasing the land elevation in their back garden and increased scale of overlooking windows. 7. External materials are limited to brick and tiling compatible with local styles. 8. No biodiversity issues are presented by the proposals. 9. The site has been checked for contamination in 2017 and 2019 with no issues being found. 10. The site is not within a Conservation Area and the building is not listed.

Single storey side extension, loft conversion, new gates and fence, alterations to existing house.

1 - Ground Floor single storey rear extension. (previously approved but now with additional rooflights) 2 - Minor modifications & refurbishment of existing Garden room. (previously approved) 3-Remove uPVC windows from rear & front elevations of existing house and replace with black Crittal metal framed windows (previously approved but now front elevation windows included) . 4-Demolish existing garage flat roof lean-to and replace with gabled extension to match existing architectural character (previously approved but gable orientation changed so neighbours solar panels are not blocked from direct sun. 5-Minor Internal modifications to main house (including removal of kitchen fireplace and part demolition of wall to extend kitchen into passageway and new external kitchen door facing road (all previously approved). 6 - Green house located between garden room and garage. 7 - Minor changes to front brick and concrete fence wall.

A single storey rear extension accessed from the kitchen 4.90m x 3.30m with a pitched roof of < 25 degrees with skylights [highest point max 3m]. No windows overlooking neighbouring properties. The rear 4.90m wall is adjacent to the rear of the neighbouring property's detached garage only with no/little impact on views as set behind 2m fence panel boundary wall. [note: similar to 3 green oaks extension built 5 years ago]. Extension 90cm set back from rear wall line of property at 1 Green Oaks avoiding any impact on light or views. No changes to plumbing / sewerage. Roof tiled with same style/materials of existing house roof. Exterior of extension clad in brick matching existing house walls. Side elevations - wall and glass doors to gardens, double or triple glazed for sound proofing & heat retention. TPO trees are more than 25 metres from site and access does not pass trees.
