Change of use from 2no. self-contained flats and 2no. non self-contained flats to 3no. 5 bed HMOs (Use Class C4) alongside external alterations comprising the erection of 3no. rear dormers, rooflights and extension of existing extraction flue.

Application under Section 73 of the Town and Country Planning Act 1990 to vary condition 8 (Accessibility) request that the wording be amended to state: Unit 1 hereby approved shall comply with Building Regulations Optional Requirement Approved Document M4 (2) Category 2: Accessible and adaptable dwellings (2015 edition) of planning permission Ref: 22/02774/FUL for the subdivision, alterations and extensions to the existing dwelling to provide 4 residential units comprising 2 x 1 bed, 1 x 2 bed and 1 x 3 bed flats. Alterations including window positioning on the front elevation, flank fenestration and increase to the front porch, single storey rear extensions with roof lanterns, alterations to the roofline incorporating two rear dormers and rooflights to the front and side roof slopes, and the conversion of the resulting property into 4 flats.
