Demolition of existing entrance and storage building, external building alterations and associated works including new entrance and first floor alterations (permitted development) replacement of windows and doors, alterations to mullions, repair of roof tiles, installation of Air Source Heat Pump and associated compound fence, hard surfacing, installation of 1 no. cycle storage shelter and electric charging, refuse storage area, landscaping, external lighting and CCTV, access ramp and steps, erection of electrical substation, boundary treatments and any other associated infrastructure.

Application under Section 73 of the Town and Country Planning Act 1990 to carry out development without compliance with Condition 1 (Approved Plans) of Planning Permission ref: 21/03750/FUL (Demolition of existing house and erection of three storey dwellinghouse (including accommodation in roofspace) and erection of new boundary fencing to left hand side and installation of new entrance gate) dated 26/01/2022. Variation to consist of the following changes by removing single storey room at rear, amendments to roof form of two storey front extension and alterations to the pitch of the main roof slope, including increasing the width of the rear dormer window and scale of the front dormer windows, alteration to window scale and detailing, adding obscure glazed windows to the side elevations, and materials to front and rear elevations; replacing the front side boundary on the right hand side; and addition of solar panels, and air-conditioning units relocated at high level towards the rear of the house.

Proposed split-level office development (A2 and B1a uses) on two levels, with reception and meeting room at a lower level to the main office accommodation and a roof terrace, providing 522 sqm of office space and ancillary accommodation, demolition of existing sub-station, alterations to existing access steps and perimeter parapet walls, with the insertion of new fenestration on the northern and eastern elevations, re-alignment of the refuse store fence, and western wall and windows, and installation of planting strip at Bottle Bank (amended 02/10/20).
