Proposed works has 3 elements:: 1. Front of house - two storey extension forming a double height entrance hall. 2: Side of house - single story extension forming a utility room and WC. 3: Existing garage - replacement of flat roof with raised pitched roof introducing dormer windows. Internal renovation and removal of internal walls to create a more open plan layout. Removal of front aspect long sloping roof and introduction of a traditional gable end. Joining of garage to main house and creation of a hip to gable roof. New timber cladding to front and side elevations. Internal reordering of the existing house at ground level including a new entrance porch and glazing, a loft conversion including a new hip to gable extension, new front and rear dormer windows, new landscaping including erection of garage and new entrance gates.

Demolition of existing rear WC and bathroom extension and oil boiler with enclosure. Retention of existing study and kitchen structures at rear. Erection of new rear ground floor brick extension comprising extended hobby room with extended catslide roof over. First floor rear extension comprises extended Shower Room with new paired gabled dormer roofs. Removal of internal ceiling to existing study/new hobby room. Proposed works fall under 5 sections. 1. Side extension; Existing detached garage to be demolished and new attached garage to be built with gym space behind. The new side extension to run the whole length of the house with a new pitched and flat roof above. The materials to match existing materials used. 2. A new rear extension to extend 3m past the existing rear wall. The internal floor to be stepped down to minimize the height of the new extension. The new rear extension to be clad in red cedar with flat green roof and 2 flat roof lights. 3. Hip to gable roof extension to create additional floorspace for the new first floor. 4 new velux windows to the front elevation. 4. New dormer to rear of roof. To be clad in red cedar to match ground floor extension. 5. Annex to the north of the garden to be clad in red cedar. As amended on 18/01/2021.

Existing roof to be extended to cover entire surface of house. Existing dormer to be removed and new dormer to be installed. Existing first floor to be extended to meet with new roof and new window to be installed, style to match with existing. Existing garage door to be removed and replaced with new window to match with existing. Replace all existing clay red tiles on house roof and rear ground floor extension roof. Demolition of an existing rear single-storey extension/conservatory and lean-on. Construction of rear extension infilling side return and new rear roof with profile matching the front part of the house.
