The proposal is to convert the existing empty loft space above the studio annex at Valley lodge into a new bedroom, bathroom and office/dressing space for the existing occupant. The loft currently has sufficient head height for conversion; however as part of the work the applicant wishes to construct a front and rear dormer with new timber cladding (fire rated) matching that of the existing. To the rear the dormer will have a new frosted window of white upvc. To the front the door will be of grey aluminium to match that of the entrance door. The dormers will have a flat cold layer felt roof. To the side elevation an new vellum roof light will be created for the dressing room to provide additional light. To ensure fire safety a new door will be installed to the kitchen space with the existing annex becoming a living room

Alterations to existing front and rear dormer

Loft extension including gable build up and rear box dormer, internal changes and alterations to garage.

Ground floor side extension, rear two storey infill extension, new roof and rear dormer and remodelling of the front elevation with associated landscaping and hard landscaping.

Demolition of existing garage /entrance porch. 1.5/2 storey side and rear infil additions. Warm roof to existing conservatory. Rendering of the property with tile hung / cladding infil panel to front and rear dormer.

Erection of two storey extension to the front including integral double garage, two storey extension to the rear following demolition of existing rear single storey extension, replacement of flat roof to existing double garage with pitched roof and dormer window to front and rear to create gym to the ground floor and open storage above, removal of existing conservatory and replace with covered outdoor seating area, alter the window and door openings and create double height glazed atrium front and rear, and new electric gates and piers at driveway entrance.
