Demolition of an existing conservatory and a detached garage at the rear of a detached house. Construction of part two-storey, part single-storey extension to the side and rear, which replaces existing single storey extensions.

Loft conversion with dormers front and rear, front extensions with new porch, garage conversion, ground floor infill extensions at the rear, utility room extension to the side of the property and a detached single car garage at the front of the house.

Demolition of the rear single storey extension. Construction of a rear and side two storey extension, and complete internal refurbishment of the existing and proposed internal layout. Construction of a new detached single storey garden summer house.

Build an extension (on the first floor) over the garage (which already has a flat roof). Build a single storey extension on the ground floor to the left side of the kitchen for an utility room (around 2m wide). Build a single storey extension to the back of the house (around 1m wide). Change layout of ground floor to achieve an open plan (but with sliding door separating kitchen for fire requirements). Change layout of first floor, adding two more bathrooms and creating a corridor to connect with the extension over garage.

Part two storey, part single storey extensions. Conversion of roof space to habitable accommodation with rear dormers. Erection of detached garage and summer house.

The proposed works includes a single storey extension and loft conversion that will increase habitable space and improve the form and appearance of the house. Rearrangement to the ground floor layout will provide a large open-plan kitchen, dining and family space that will open out towards the garden. To the first floor there is a minor re-arrangement to the layout, with the creation of a master suite, including bedroom, walk-in wardrobe and ensuite. A new staircase will lead you up into the loft conversion. A new bedroom and ensuite is located in the loft. The property will be remaining as a five bedroom home, the internal space will be reconfigured to provide better room size proportions. As amended on 11/05/2021.
