Construction of insulated single storey Garden Room at rear of property, 12 metres away from House and 1100mm away from boundary fences on remaining 3 sides. Proposed Dmensions: Width 6300mm , Depth 4900mm, Height 3000mm with internal floor of 5500mm x 3800mm. Built of timber construction with EPDM Rubber Roof covering pitched to allow rainwater to filter into guttering and Water Butt. Front elevation will have UPVC Patio doors and 2 windows. Front elevation will be Timber clad, Sides and Rear to be clad in galvanised steel box profile sheets.

Removal of existing masonry wall along the back of the pavement of Parry Way. Replace with a timber constructed fence at 1.8m in height. Construction of detached cartlodge. Remove all roof tiles and re-tile on new breathable underfelt and battens, re-using existing tiles and matching handmade reclaimed clay tiles. Brick up timber window formed in chimney breast. Alter and enlarge window to west elevation and fit metal framed window. Replace external front wooden fence with metal railings. Remove garage doors and provide a render finish, cladding the attached annexe building with black feather board. Replace doors on either side of the link (between the main house and annexe) with double glass doors and replace flat roof with a tiled ridge roof.

Removal of dilapidated driveway, front gates and paving adjacent to house. Reconstruction and widening of driveway. Replacement of front gates, side access gate and construction of walls with trellis to each side. Install dog proof post and rail fence to front. Construction of retaining walls between driveway and lawn area, with steps up to lawn. Construction of retaining walls to allow terraces and steps. Creation of raised planting beds. Construction of terrace/patio areas on split levels with step access. Install two softwood pergolas. Construction of stepped gravel pathway. Install SUDS compliant drainage. Soft landscaping.

Construction of single storey rear extension, removal of existing veranda and shallow pitched roof with alterations to existing double pitched roof, replacement of existing concrete pantiles and construction of new pitched and hipped roofs over existing flat roof. Removal of painted cement render on western elevation and replace with featheredged weatherboarding and replacement of the 2no. existing painted softwood casement windows and panelled front door. New painted softwood framed double glazed French doors to existing rear garden room. Replacement of boundary wall to front with white painted picket fence (approved under 20/00547/HOUSE).
