Enclosure of existing external courtyard to create auditorium and garden, changes to fenestration and new stair enclosure and external and internal alterations

Internal alterations to lower ground floor plan arrangement, and the creation of a new shower room. External alterations including the removal of the glazed roof over the front lightwell, new boundary railings at the front of the property, removal of rear balcony and enclosure of the rear undercroft to the rear. Amendment and alteration to external doors and windows.

Installation of new painted timber windows & doors to existing openings on the rear elevation; Opening up of existing lower ground front room chimney breast & minor layout alterations, including creating new openings in the spine wall; Reconnecting the lower ground floor (currently set out as self contained) with the rest of the house through the removal of non-original stair enclosure; Restoration of an upper ground floor principle room in relocating the kitchen to its assumed original position in the lower ground floor; Restoration a first floor principle room layout by relocating bathroom to second floor level; Low level planting alterations to front & rear gardens.

4 no. residential dwellings (Use Class C3) created through change of use with existing commercial part-retained. Alteration to front elevation: 2no. new windows to first floor behind commercial parapet. Alterations to rear elevation: Enlarge 1no. windows to first floor, 1no. new window to first floor and enlarge existing dormer and add new AOV rooflight to roof.

Internal alterations to include relocation of kitchen, refitting of bathroom and en-suite, blocking up one doorway, refitting door in existing opening, renovation and alterations to electrical and heating services, and new window seats and internal secondary glazing.

Proposed internal alterations to create a single dwelling, including provision of a master bedroom and removal of rear dormer window with installation of new rear dormer window and conservation roof light.

Renovation of timber sash windows; installation of mechanical ventilation extract fan to rear facade; like-for-like replacement of internal doors to provide 30 minutes fire resistance and 30 minutes fire resistant lining to store areas; introduction of fire resistant glazing to internal window; and alterations to internal door security locks and latches.

Proposed internal and external alterations to a dwelling house- Installation of new internal partition walls to provide fire protection for means of escape, forming new door opening between GF rooms, alterations to existing doors and windows to rear elevation at basement level and installation of new timber glazed doors, installation of new floor access hatch and fixed timber ladder down to cellar, form new WC to half landing level between GFL and FFL, install new polyester powder coated aluminium glazed door to existing roof terrace and the removal of the modern handrail to roof terrace and installation of new glass balustrade.

Proposed internal works - Remove the existing kitchen door and stud wall between kitchen and living room. Provide new kitchen units and relocate boiler from front wall to side wall. Replace door to landing side with insulated door. Provide six panel FD30 timber doors to all internal rooms to flat. Remove stud wall within flat hallway and refurbish existing bathroom. Reconnect new fittings into existing svp stack within bathrooms. Remove current bathroom door with a sliding door or pocket door. Remove rotten floorboards with new, authentic wooden floorboards. Restore fireplaces in living room & bedroom to their previous condition. Add above-the-window doors in corridor. No works requiring Listed Building Consent are proposed to windows and will be subject to a separate application. Restoration/draught-proofing in a conservation/like-for-like repair to the original fabric and no alteration to the window profiles/appearance is proposed.

Proposed development to include rear extension, internal alterations, alterations to window and door finishes, and replacement of existing external metal stair, with associated works.
