Conversion of roof space to living accomodation and insertion of four conservation style rooflights

To replace an Irish Stanley Superstar Aga with a Bosch Worcester Boiler for the purpose of providing central heating and hot water for the property. Please see attached photograph. Removal of Irish Aga in kitchen and replace with range oven. Installation of : 1. one Worcester boiler in 1st floor bathroom, inside existing airing cupboard 2. one boiler flue (1000mm high) in flat roof above airing cupboard 3. one gas pipe (28mm diameter) along exterior wall, from boiler to gas meter 4. one condensation pipe (40mm diameter) along exterior wall, from boiler to existing waste pipe 5. one pressure release pipe (15mm diameter) protuding the wall then curling back into the wall

Proposed replacement roof light on front elevation

1 Replace angle ridge roof tiles with decorative club-crested ridge tiles (Dreadnought, colour matched with existing tiles and neighboring property). 2 Repointing of masonry at rear of property with colour matched lime mortar. Replacement or repair of blown bricks with like-for-like reclaimed bricks. 3 Removal of modern open fireplace in dining room. Installation of cast-iron fireplace and surround in a period 'Victorian' style. 4 Replacement of rotten floor joists and 6 ?" floorboards (pine) with like-for-like replacements, preferably reclaimed. 5 Remove Gypsum plaster from dining room and upstairs bedroom, replace with lime plaster. 6 Replace living room gas fire with a multi-fuel stove and traditional 'victorian' surround, exposed brick firebox and traditional tiled hearth. 7 Remove black paint (lead based) from exposed roof purlins in upstairs bedrooms using a chemical, non-abrasive process. 8 Install external gas boiler flue on East elevation external wall.

Alterations to the dwelling including, roof windows, single replacement Ground Floor window and Internal alterations.

EXTERNAL RERENDERING, REPAIRS TO SLATE ROOF, RENEWAL OF RAINWATER GOODS AND ASSOCIATED WORKS TO FLASHINGS ETC. AND EXTERNAL REDECORATION TO 8O PROSPECT HILL

Removal of existing roofing tiles to No 13 & No 15 The Square, Feckenham, Redditch. Treatment of existing timbers for woodworm & pests. Fit breathable roofing felt, tiling batten & refit existing plain & machine made tiles where serviceable/good & make-up with mixed reclaimed tiles of similar size and colours to maintain existing aged visual appearance & which match to adjacent adjoining properties. (Photographs attached). Re-point & make good chimneys to blend to existing aged appearance. Treat & repair existing timbers, dormer constructions & wall-plates as necessary during proposed works, retaining maximum existing material, aged appearance and matching as appropriate. The roofs of 13 & 15 The Square have degenerated over many years. Tile slippage & degradation has created roof leaks which now risk damage to original timbers, renders & bricks, as well as internal decorations and goods. Many existing tiles have degraded through natural weathering over the years, the location nibs of many tiles have been removed through normal abrasion caused by movement & weathering. Supporting tile laths have also degraded causing sagging and tile slippage. Local patching is therefore now longer viable. Blank off the rear kitchen chimney which is no longer in use. Add cowls to the open chimneys of both properties.
