Conversion of 33 Manor Place (Former Manor Place Baths) into 10 residential units (Class C3) and 2,254 sqm (GEA) of commercial floorspace (Class B1) along with internal and external refurbishment and alterations, including introduction of a mezzanine floor within the refurbished Pool House (Re-submission of 16/AP/4517)

Internal and external works associated with the conversion of the basement and ground floor for use as a restaurant and take away, installation of ventilation/extraction ducting to the rear elevation of the building, partial removal of the party wall in the basement annd associated structural works, installation of a new shopfront, internal remodelling including installation of new partitions to create kitchen, toilets and cloakrooms, removal and adpataion of existing modern staircases and installation of a new staircase and lobby with sliding door, installation of sound proofing between ground floor and first floor residential accommodation, redecoration and flooring throughout.

Renovation of the external appearance of this Listed Building rectifying inappropriate works, mostly dating from the 1980s when the property (with adjacent property) was a London and Quadrant Hosing Association group home for the mentally handicapped. Additional fire doors were required for that use, but on sale and conversion to residential flats c 2001 some of the old features, such as the prominent alarm box and basement window guard were left in place. Internally the door frames from some of these additional fire doors were left in place rather than stripped out. The proposed works seek to rectify this and correct other non-compliant alterations such as the added uPVC windows, added to the rear, and reinstate as box sash timber framed windows
