Partial demolition, extension and internal and external refurbishment of Grade II listed building to improve accessibility and to change current layout to suit new hotel use works include lowering of lower ground floor, structural alterations to the existing masonry, strip out of modern partitions and services, introduction of new partitions and services. Installation of internal lift to all floors and new platform lift to front lightwell and associated fabric alterations. To the front elevation, works include: localised repairs, remodelling of front entrance, introduction of an additional step, adaptation of railings, introduction of first floor balcony, removal of existing windows and dropping of cills and introduction of new windows, installation of secondary glazing to the upper floors. Erection of a front and rear roof extension to replace existing, involving an increase in the roof height and alterations to the pitch to match those of adjoining properties at No.s 83 and 87 Black Lion Lane, and including the installation of a rooflight within the flat roof; erection of a single storey ground floor rear extension, to the side of the existing back addition, including the installation of French doors to the rear elevation; replacement of single glazed sliding sash windows with double glazed sliding sash windows to match originals; and internal alterations to include the installation of new electrics and plumbing to replace existing throughout; at ground floor level infilling the opening between the front room and the rear room and thus returning the area to the original 2no. room layout, and rebuilding the wall between the corridor and the rear room to return this to its original layout; at second floor level infilling the existing opening into the bathroom area and create a new opening from the bedroom into the bathroom area, remodel the existing bathroom and cupboard area into a new master bathroom and wardrobe area; and at third floor level the incorporation of 2no. new bedrooms and a bathroom into the newly modelled 3rd floor, and installation of a new staircase to the third floor more in line with the existing staircase.

Conversion of two holiday lets (Use Class: C3) into one dwelling (Use Class: C3), remodelling of internal accommodation to include insertion of single central staircase, upgrades to insulation to comply with current building regulations, various external alterations to doors, windows and roof lights and repointing all elevations with lime mortar.
