Application for variation of condition 2 (Approved Plans) of Listed Building Consent ref: 22/02501/LB for amendments to approved application ref. 21/01143/LB, and in association with an application for a non-material amendment (22/02518/NMC) following a grant of planning permission ref: 21/01142/FUL (Refurbishment, partial demolition and extension of the existing building to provide additional office space (Use Class E(i)) and retail (Use Class E (a) or (b)) at ground floor level alongside associated cycle parking and public realm enhancements.), granted on 23.12.2021. Amendments proposed: External metal finish: Change from anodised aluminium to powder coated aluminium; Terrace upstand: Replacing concrete upstand to glazing on terrace levels with powder coated aluminium; Handrails: Raise terrace metal handrails by 50mm to allow for construction tolerance and safe guarding; Eastern pedestrian route landscaping: Additional staircase from Queen's Walk; Main entrance door: Reduction in height and configuration; Terrace Doors: Replacing sliding terrace doors with swing doors; and Reinstatement of existing staircases: Existing external staircase from Queen's Walk to retail unit to be retained.

Proposed strip out of the existing front of house Pumpkin retail unit and the construction of a new Cafe Local retail unit located on Platform 10 and 12 at Bristol Temple Meads Railway Station, Bristol. The demolition works include floors, internal walls, ceilings, counters and signage to accommodate the new Cafe Local brand fit out. All works to be contained within the existing site demise area and external illuminated signage to be replaced in the same location as the existing signage with new internally applied window graphics.

Refurbishment and alteration of the market comprising of installation of new mezzanine floor structure, stairwells and installation of retail units at ground and mezzanine floor level. Alteration and replacement of windows and external doors and construction of new access ramps and steps to West facing elevation. Installation of external mechanical plant area to East facing side of building, concealed behind new louvered screen and gates. Alteration of ground floor toilet areas to form male, female and accessible sanitary facilities including forming new openings and small link corridor by partially infilling an open atrium. General refurbishment of the arcade area and existing ground floor retail units in the arcade. Installation of curtain walling and doors to the arcade frontage to enclose the area. Refurbishment and restoration of the first floor town hall areas including some internal modifications to form male, female and accessible toilet facilities. Replacement of the platform lift currently located in the stairwell.

Existing stair removed and ceiling void made good with fire resisting construction. New kitchenette, staff room and WC added at rear of ground floor retail unit, (to connect to existing drain).

Consent for internal alterations, removal of the existing rear extensions to No. 127-128, inclusive of the staircase from the ground floor and lean-to up to the first floor, construction of a new rear extension to the end of the plot to increase the area of the existing retail unit on ground floor level, x1 two-bedroom apartment proposed on first floor, 2 private terrace spaces, new external staircase, 3 car park spaces, cycle storage and refuse and recycling provision. .

The repair and conversion of the existing Listed Gatehouse to provide residential accommodation; internal alterations to the reconstructed Rose Inn Building to provide office / retail accommodation (Class E (g) (i) and Class E (a, b and c); Construction of an infill building between the north gable end of the Gatehouse and the west gable end of the Rose Inn Building; Construction of a new 'L' shape 2 and 3 storey wing from the south gable end of the Gatehouse to accommodate residential units for the adjacent University.

Change of use to a skateboard school/skatepark with ancillary retail and cafe uses and associated internal alterations including the installation of a floating floor and protective walls in the nave to create the skatepark space and the construction of screens to protect key features of the church - Lion Font, reredos and Berney-Hobart monument.
