Alterations and extension to 30 Gloucester Place (including 91 Blandford Street and 112 George Street) including refurbishment of the lower ground, ground and first floors, extension of the lower ground floor; external works including part demolition of facades, ground floor and removal of ramp to create a new a triple arched walkway through the building with canopy, railings, security gates, new steps and ramp to provide level access to the 30 Gloucester Place entrance, a rear elevation connection with the proposed single storey retail units within the courtyard, new ramp and railings to 112 George Street entrance; façade maintenance and refurbishment; painting and repair of the rear elevation; replacement or refurbishment of windows and doors at ground and first floor; replacement railings; installation of two CCTV cameras; removal of the existing roof plant. Internal reconfigurations at basement, ground, first, second, third and roof level, including the reduction of the basement footprint, demolition of the lift machine room, demolition and relocation of the waste chute and lift, re-configuration of the office internal stair core, creation of an office lobby area, improvements to the retail arcade layout, re-configuration of the residential corridor and units at first floor. External alterations including removal of the existing BMU, introduction of a new MEP louvre, demolition of the railings on top of the lightwell, proposed MEP risers, insertion of a new brick screen at roof level to match the existing, windows to be refurbished to match the existing, new proposed windows to parts of the north and south elevation at first floor as a result of the internal reconfigurations. Works to the building, including changes to the East Elevation façade including additional non-openable windows, changes to the layout of the ground floor retail units, refurbishment of the roof.

Variation of condition 1 of listed building consent dated 28 February 2020 (RN: 19/00530) for the: Redevelopment of Nuffield House and Pegasus House including demolition behind a retained facade (west, south and east) of Nuffield House and replacement building comprising 2 level basement, ground, mezzanine and first to seventh floor and demolition and replacement of Pegasus House comprising 2 level basement, ground, mezzanine and first to fifth floors; amalgamation of the two buildings to provide new office (Class B1), retail (Class A1), restaurant (Class A3), flexible office / retail (Class B1 / A1), and residential accommodation (Class C3); and other associated works. NAMELY amendments to the design of the fire escape staircase at the rear of Pegasus House.

Variation of condition 1 of listed building consent dated 5 March 2020 (RN 19/00530/LBC) for the Redevelopment of Pegasus House and Nuffield House including demolition behind a retained facade (west, south and east) of Nuffield House and replacement building comprising 2 level basement, ground, mezzanine and first to seventh floor and demolition and replacement of Pegasus House comprising 2 level basement, ground, mezzanine and first to fifth floors; amalgamation of the two buildings to provide new office (Class B1), retail (Class A1), restaurant (Class A3), flexible office / retail (Class B1 / A1), and residential accommodation (Class C3); and other associated works from RN 19/00530/LBC, NAMELY, to include the following changes: amend the design of the shopfronts and ground floor level entrances, rearrangement of reception spaces, alteration to lift overrun and Nuffield house roof massing and window replacement.
