Part demolition of building and part demolition to the rear; conversion of the basement and ground floor to provide Class E (c & (g)(i)) use; change of use to Class C3 Use (Residential) at first and second floors with access from the ground floor; creation of five one bedroom apartments and two 2 bedroom apartments; conversion of the barn to the rear to two 2 bedroom dwellings; construction of 8 new dwellings to rear (6 x three bedroom and 1 x 4 bedroom terraced houses with roof terraces and car ports, and one two-storey 3 bedroom house with roof terrace and garage). Construction of detached cartlodge. Remove all roof tiles and re-tile on new breathable underfelt and battens, re-using existing tiles and matching handmade reclaimed clay tiles. Brick up timber window formed in chimney breast. Alter and enlarge window to west elevation and fit metal framed window. Replace external front wooden fence with metal railings. Remove garage doors and provide a render finish, cladding the attached annexe building with black feather board. Replace doors on either side of the link (between the main house and annexe) with double glass doors and replace flat roof with a tiled ridge roof. Internal alterations to remove internal walls, cupboards and elevator, infill door openings install new internal walls and create new internal openings.

Demolition of modern single storey rear extension to the main building (formerly Bird in Hand Public Ale House) and construction of replacement two storey rear extension to include ground floor living area and a staircase to access the first-floor bedroom in the roof space (allowing the original listed building to remain untouched).
