1) Rethatch the house using the same materials as existing, Norfolk reed for the main roof with a sedge ridge to incorporate a fireproof membrane; 2) Repairs to east wall using imperial size bricks and lime mortar, to raise the line of the parapet to overtop the new thatch and cover the joint with lead flashing & finish parapet with pamment tiles to match the existing west gable; 3) Repairs to oak window frames and create new opening casement in main bedroom.

Demolition of 3 modern brick walls of current wood store attached to original coach house.

Internal & external alterations to facilitate change of use from public house to retail unit with separate maisonette above.

Rebuild chimney stack (North); rebuild top 5 courses of chimney stack (South); Repair or replace top and bottom sashes for two windows at front of property; Repaint front door; Replace internal Sapele fire doors with replacement Georgian style doors; Replace substandard rear door with new door & Repaint exterior rear wall of house, Paint iron railing to front garden, Repair shaped/Gothic window to back elevation, Repair loose brickwork around back door, Refix dislodged door frame to front door, Repair rendering to front door surround & Reinstate door between bedroom and en-suite, Plus retrospective consent for replacement of 2no. sliding sash windows and upgrade of bathroom and kitchen.

Single storey rear extension to main house with partial removal of external wall and removal of brick pillars and gates.

Renovation and conversion of coach house to ancillary space to main dwelling.

Removal of 2No. non-original 16 pane single glazed sashes and 1No. non-original 12 pane single glazed sash to front of the house to be replaced by slim line 12mm double glazed timber sashes, like-for-like. Installation of new secondary glazing system to the 2x 9 pane single glazed sash windows at the rear of the property.
