Formation of external staircase from first floor shop area to ground floor courtyard. Alterations to 2no doors. Insertion of new doorway to existing opening. Formation of render and pebbledash to existing facades. Internal alterations to include; in-fill of first floor staircase and blocking up of 1no door with fire preventions.

Installation of 1no. air source heat pump to front elevation. Installation of mechanical extract vent to front elevation. Insertion of roller shutter door and hatch roller shutter to front elevation. Alterations to shopfront canopy. Internal refurbishment and fit out of shop unit including; insertion of wall panelling, replacement flooring, internal redecoration including temporary removal of lattice ceiling.

External alterations involving redecoration of existing timber shop front and fascia, part glazed entrance door and pilasters and first floor level window frames to front elevation. Installation of externally illuminated hanging sign and replacement and repositioning of non-illuminated hanging sign. Internally, existing timber floor finishes will be retained and there will be new display fixtures and fittings. Redecoration of wall and ceiling finishes to the ground and first floors and minor alterations and redecoration of existing first floor staff facilities. Works to existing heating, electrical, life safety provision and lighting.

Alterations to ground floor shop front to include; installation of a new wood fascia board over the existing timber fascia and installation of a new hanging sign bracket fixed to stone column. Internal alterations to include: Installation of new ventilation, new drainage and electrical connections. Introduction of new modern stud partitions to form prep kitchen, infill lightweight stud partition to existing recess between former units and opening up partition enclosing staircase to create new wall. Repair of existing wooden flooring, re-painting, installation of natural rubber/marmoleum floor covering in basement and new limewash to walls.

Conversion of retail unit into office space, refurbishment to include: new gates to the entry recess, damp proofing works to basement to include excavation, replacement of WC and WHB, redecoration, and upgrade to mechanical and electrical services. (Amended)

Change of use of the basement and ground floor from retail (Use Class E) to part retail to the front ground floor (Use Class E(a)) and part library for College use (Use Class F1(d)) to the rear ground floor and basement. Internal alterations to include re-location of existing fire panel, strip out of existing bookshelves and fittings from retail area, formation of new timber handrail to replace existing ramp, installation of a new WC with new soil vent pipe and timber stud work in painted plaster to create partition wall in basement.

Alterations to second floor to include; Remove modern suspended ceiling, significantly increasing the height of floor and allowing for modern day ceiling mounted heating/cooling units to utilise original ventilation grilles, removal of partition walls and installation of secondary glazing to existing windows.

Conversion of existing retail unit into noodle bar. Installation of extract ducting and external fascia signage. Internal alterations to include; repairing of existing floor and re-painting of existing walls and ceiling.

Alterations to existing hanging sign to display new shop name. Installation of lettering and logo on existing windows.
