Variation of condition 1 of planning consent 21/02317/LBC (Building 4 - refurbish interior to form a prodiction office and the addition of spiral staircase to access the proposed office) to reflect updated design of staircase, new window, floor layout, roof linings removed and add wall lining

Variation of condition 1, condition 4 (parts a, d, e, g, h, I, j, k) and condition 5 (parts i, iv, v, vii, viii, x) and the removal of condition 4 (parts b, c, f), 5 (parts ii, iii, vi and ix) and 8 of listed building consent dated 3 December 2020 (RN: 20/03709/LBC), which itself varied Condition 1 of listed building consent dated 3 April 2018 (RN: 17/10530/LBC) for 'Alterations to the existing building including removal of existing roof top plant and extension to create an additional storey at fifth floor with tiled mansards and lead clad dormer windows to front and rear; a single storey extension at fourth floor comprising a glazed dome above the existing rear bow; installation of plant at roof level; partial infilling of lightwell adjacent to Gwydyr House; facade cleaning and other facade repair; internal alterations including reconfiguration, fabric removal, and refurbishment works on all floors; refurbishment of meetings rooms, entrance reception and offices; installation of new heating and cooling equipment; provision of a glazed research pod in the library; installation of light-boxes above the central stair and library, and other associated works'. Namely, to allow amendments to the approved scheme that include the installation of a proposed smoke extract system to mechanically ventilate new smoke lobbies to the secondary staircase; the removal of the lift access to the new fifth floor level and associated rooftop overrun; internal alterations at fourth and fifth floor levels; and alterations to ducting at roof level.

Refurbishment of the building, including the change of use of the office (Use Class B1(a)) to a single dwellinghouse (Use Class C3), involving alterations to the shopfront, replacement of the existing rear ground floor extension with a new single storey extension; roof terrace at third floor with glass balustrade, a retractable box roof light, green roof and the provision of refuse /cycle storage including landscaping works comprising a raised planter in the covered courtyard. This application is a variation to Listed Building Consent ref. 18/05504/LB granted on: 09/07/2019 to allow for the amendments to the approved roof box design and positioning, to increase its hight and width, reduce its depth and substitute the rear glazed panel with a solid wall.

Variation of Condition 1 of listed building consent dated 12 December 2018 (RN: 18/05558/LBC) for alterations to the existing building at 152-153 Strand including demolition of rear facade and erection of ground to fourth floor rear extension, removal and replacement of existing roof, to include new windows, restoration of front facade, windows and shopfront, insertion of new internal atria, demolition of existing floorplates, stairs and building fabric and installation of new floors and partitions, and associated internal and external alterations, all in connection with the use of the building as flexible office and/or educational (Class B1 and/or Class D1) use with flexible retail and/or restaurant (Class A1 and/or Class A3) space at part basement and ground floor level namely; the removal of stone fascia on 152-153 Strand and its replacement with a timber fascia of the same design.

Variation of condition 1 of listed building consent dated 3 April 2018 (RN: 17/10530/LBC) for 'Alterations to the existing building including removal of existing roof top plant and extension to create an additional storey at fifth floor with tiled mansards and lead clad dormer windows to front and rear; a single storey extension at fourth floor comprising a glazed dome above the existing rear bow; installation of plant at roof level; partial infilling of lightwell adjacent to Gwydyr House; facade cleaning and other facade repair; internal alterations including reconfiguration, fabric removal, and refurbishment works on all floors; refurbishment of meetings rooms, entrance reception and offices; installation of new heating and cooling equipment; provision of a glazed research pod in the library; installation of light-boxes above the central stair and library, and other associated works'. Namely, to vary the approved drawing numbers to make amendments including a reduction in size of the glazed dome and automatic opening vent, increase in size of the plant area, omission of a rooflight bay and internal alterations.

Variation of condition 1 of listed building consent dated 26 April 2019 (RN 19/01570/LBC) for, 'Demolition of existing upper levels (6th, 7th, 8th floors and roof level) and construction of new 6th, 7th, 8th, 9th and roof levels for continued use as offices on part lower ground, part ground, and upper floors. Use of part of lower ground and ground floor for dual/alternative Class A1/B1 retail/office use, and various external and internal works including new shopfronts to Jones Street and Bourdon Street and installation of external lighting to Berkeley Square'; NAMELY, to vary the approved drawing numbers to include replacement of Bourdon Street Service gate and internal layout changes at ground and lower ground floor only.

Variation of condition 1 of listed building consent dated 5 March 2020 (RN 19/00530/LBC) for the Redevelopment of Pegasus House and Nuffield House including demolition behind a retained facade (west, south and east) of Nuffield House and replacement building comprising 2 level basement, ground, mezzanine and first to seventh floor and demolition and replacement of Pegasus House comprising 2 level basement, ground, mezzanine and first to fifth floors; amalgamation of the two buildings to provide new office (Class B1), retail (Class A1), restaurant (Class A3), flexible office / retail (Class B1 / A1), and residential accommodation (Class C3); and other associated works from RN 19/00530/LBC, NAMELY, to include the following changes: amend the design of the shopfronts and ground floor level entrances, rearrangement of reception spaces, alteration to lift overrun and Nuffield house roof massing and window replacement.

Variation of Condition 1 of listed building consent dated 12 February 2020 (RN: 19/10031/LBC) for, 'Use of the basement as offices (Class B1), erection of single storey extension at rear third floor level, installation of air-conditioning units within vaults at lower ground floor level and extractor fan at roof level and associated works of internal and external alterations to 1 Chesterfield Street and 16A Curzon Street'; NAMELY, internal and external alterations including; infilling of vault openings; replacement of a door with a sash window to front area; introduction of maintenance access openings to the new link within the Chesterfield Street elevation; rationalisation of external services to improve roof drainage; introduction of service trenches to lightwell; removal of window horns; and introduction of ventilation grilles to the elevation at lower ground floor level.

Variation of Conditions in respect of listed building consent reference 16/AP/2031 for: Demolition of redundant single storey outbuildings and erection of part two/part three storey extension to front, 4 storey extension to the rear and two storey extension to the northern flank to accommodate ancillary cafe, community facilities and office space, extension of basement, re-instatement of original full-height entrance hall and the original entrance canopy and entrance doors on Medlar Street, with front roof garden at the second floor level and associated parking. Conditions varied: Conditions 2, 3, 4 and 5: For each condition To have the wording 'Prior to commencement of works,' substituted by 'Before any work hereby authorised begins (save for demolition to ground level of redundant single storey outbuildings)'

Granted on 31.01.2020 Variation sought: Condition 2 - Change drawing numbers to reflect new drawings which show minor amendments to the roofbox design, terrace floor finish and balustrade position.
