Demolition of curtilage outbuildings to the east of Beltwood House ('Stables and Worker's cottage') and replacement with 3 No. residential units. Creation of new Gate House and a detached house within the site curtilage. Alterations including underpinning of the existing Gate Lodge (curtilage listed building) and, ground floor extension. A comprehensive landscape strategy comprising communal and private spaces and gardens for use by residents. Car parking for 17 cars for residents and visitors. Provision of new refuse and cycle storage structures. Creation of new vehicular access on to Sydenham Hill from the south-east of the site to serve one new dwelling (new Gate House).

Variation of Condition 6 pursuant to planning permission 21/AP/3255 dated 10/02/2022 for 'Construction of a two-storey rear extension in connection to the conversion of a single dwelling house into 2x self-contained flats. Ground floor to be converted into a 2x bedroom flat and the first floor to be converted into a 3x bedroom flat. Construction of a roof terrace above the flat roof of existing extension'. The amendment seeks the following: removal or change of condition 6 and to allow parking permits.

Change of use from a dwelling house (Use Class C3) to an 8 bedroom HMO (Sui Generis Use Class) and construction of a mansard roof extension.

Details of Condition 4: Bicycle shelter as required by planning permission 21AP3255 dated 10/2/2022 for construction of a two-storey rear extension in connection to the conversion of a single dwelling house into 2x self-contained flats. Ground floor to be converted into a 2x bedroom flat and the first floor to be converted into a 3x bedroom flat. Construction of a roof terrace above the flat roof of existing extension.

Submission of details for Condition 21 (kitchen extract) for Unit 001A as required by planning permission ref. 19/AP/1649 (Variation of condition 2 (approved plans) of planning permission 15/AP/3066 for 'Redevelopment of 1 Bank End, including reuse of railway arches and rebuilding and extension of the rear of Thames House, Park Street (behind retained facade); remodelling of Wine Wharf building on Stoney Street and development of a two storey building at 16 Park Street, all to provide a development reaching a maximum height of 6 storeys (maximum building height 27.419m AOD) comprising retail units (flexible class A1 shops, A3 cafes/restaurants and A4 drinking establishments use) at ground and first floor levels, a gallery (Class D1 use) at ground floor level, office floorspace (Class B1 use) at ground up to fifth floor level, a cinema (Class D2 use) at ground floor and basement level, associated cycle parking spaces at basement, associated refuse and recycling with new public access routes and public open space).
