EIA Scoping Opinion request under regulation 15 of the Town and Country Planning (Environmental Impact Assessment) Regulations 2017 for the redevelopment of a site known as Puddle Dock. The proposal involves highways works which will divide the development in three Zones (A, B and C Zones). The Zones comprise a mix of office and retail floorspace (Use Class E) up to approximately 114,160 sqm GEA and culture offer, distributed across eight blocks/buildings. The development would replace existing accommodation for the City of London School for Boys and associated rooftop MUGA and provide new public realm and roof garden/terraces.

Horizontal extension at 8th and 9th floor level; extensions at upper levels to create four new storeys plus plant enclosure to create Class E floorspace; alterations and refurbishment to existing windows and facades; structural alterations and repositioning of cores; creation of new and refurbished entrances on Gresham Street and at the junction of Aldermanbury and Love Lane; creation of inset balconies and roof terraces at levels 8, 10 and 12; , removal and replacement of new plant and installation of PV; public realm improvements for new hard and soft landscaping and the provision of retail frontages and retail units to Aldermanbury; provision of cycle storage and other works incidental to the development. RECONSULTATION following new plans and documentation received on 12.05.2023 for the reduction in massing of the proposed scheme.

Redevelopment of site to provide a 8,292m2 multi-purpose community sports centre and swimming pool, 902m2 retail/commercial/restaurant/bar floorspace (use classes A1, A2, A3 and A4), 329 residential units and underground parking for 56 cars contained within a 43 storey tower measuring 144.3m in height and a part seven, part eight storey block with roof terraces and courtyard. Redevelopment of the site to provide an 18-storey building (including a mezzanine floor) plus basement and rooftop plant of a maximum height of 85.73m AOD providing 48,960sqm GEA office floorspace (Class E(g)(i)) and 8,777sqm GEA areas of floorspace for the following flexible uses; office/retail/services/food and drink/medical or health floorspace (Class E(g)(i), E(a), E(c), E(b) or E(e)), including ancillary cycle parking, accessible car parking, servicing, plant, roof terraces,landscaping, public realm improvements and other associated works incidental to the development (such as revising the layout of Deacon Street). The application is accompanied by an Environmental Statement submitted pursuant to the Town and Country Planning (Environmental Impact Assessment) Regulations 2017. AMENDMENTS with supporting documents, further Environmental Statement information and an ES statement of conformity. Changes include a revised façade design for the northern and western elevations (incorporating four terraces and 'creases' to step the facades), reduction of 628sqm GEA, landscaping alterations, further information on a health hub, sustainability matters and drainage strategy. Amended red line along the Castle Square boundary.

Redevelopment of the site to include demolition of Colechurch House, pedestrian footbridge and walkway and erection of an elevated 22-storey building (+ 4-storey basement) above a public park and providing office floorspace, retail floorspace, restaurant/café floorspace, leisure floorspace (all Use Class E), theatre and a bar (Sui Generis), delivered alongside public realm improvements, roof gardens, cycle parking, servicing, refuse, plant areas and other associated works incidental to the development.

Town & Country Planning (Environmental Impact Assessment) Regulations 2017 Request for Scoping Opinion - The demolition of the existing building on the site of 55 Gracechurch Street and the erection of a new building comprising three basement levels, ground floor plus approximately 31- storey building (excluding roof top plant level). The Proposed Development will provide approximately 26,500m2 gross internal area (GIA) of office space (Land Use class B1), targeted for occupation by small and medium sized business enterprises (SMEs), approximately 800m2 GIA of retail space (land use classes A1, A2, A3, A4, A5), and approximately 1,400m2 GIA public realm, including a public viewing gallery (sui generis).
