Alterations, including partial demolition (retrospective) and rebuilding of existing three-storey building with the addition of a further two-storey upward extension on top, in connection with the provision of flexible Class 'E' commercial use, including office accommodation/employment hub, together with a café/restaurant space at ground floor and roof level, associated soft and hard landscaping, upgrading of central courtyard and provision of a roof top garden, provision of car parking spaces, cycle parking spaces, refuse storage and other associated works.

Variation of condition 2 (in accordance with approved drawings) pursuant to planning permission dated 08/11/2021 ref 2021/2480 (Alterations, including the comprehensive refurbishment of the existing building including elevational changes, and its upward extension by two storeys to create a third floor and set-back fourth floor level, in connection with the provision flexible Class 'E' commercial use, including office accommodation/employment hub, together with a cafe/restaurant space at ground floor and roof level, associated soft and hard landscaping, including upgrading of central courtyard and provision of a roof top garden, provision of car parking spaces, cycle parking spaces, refuse storage and other associated works). The amendments sought include the addition of an infill at first floor level above the Deodar Road access point to facilitate access to a new internal stair at first floor level; extension of external walkway; removal of internal single storey staircase with floor void infilled at ground level; internal recess squared off at ground level - works in connection with updated fire safety strategy.

Extensions, alterations and change of use including: (i) Change of use of part basement and part ground floor from sui generis (drinking establishment) to flexible Class E (retail/restaurant/office) and sui generis (drinking establishment) and extension at ground floor; (ii) single and double storey extensions at roof level to form new Class E(g) use (office); (iii) double height extension at ground floor to form enlarged office entrance at Basinghall Street; (iv) use of office fronting Coleman street for flexible Class E (retail/restaurant/office) and associated alterations to building entrances with open arcade and retail frontages; (v) creation of terraces to Basinghall Street, the south elevation, and at roof level and changes to existing terraces including installation of structures; (vi) hard and soft landscaping at Basinghall Street and Coleman Street; (vii) provision of ancillary external and internal cycle parking and facilities; (viii) installation of plant at roof level; and associated works.

Alterations, including the comprehensive refurbishment of the existing building including elevational changes, and its upward extension by two storeys to create a third floor and set-back fourth floor level, in connection with the provision of 8,873 sqm GIA of floorspace (a net increase of 2,476 sqm GIA) for flexible Class 'E' commercial use, including office accommodation/employment hub, together with café/restaurant space at ground floor and roof level, associated soft and hard landscaping, including upgrading of central courtyard and provision of a roof top garden (both to be accessible to the public as well as occupants of the development); 22 car parking spaces, 106 cycle parking spaces, refuse storage and other associated works.
