Details of Condition 4. Tree protection as required by planning permission 22/AP/2987 dated 25/11/2022 for construction of a single storey rear extension with integrated canopy. Demolition of the existing shed and construction of a new shed building and bike store to the side. Facade alterations to replace the existing windows and cladding. Renovation of the existing porch/garage to include a new roof, cladding and glazing. Installation of two rooflights to the rear roof slope. Boundary alterations to continue the existing hit and miss brick wall. Excavation works to create a lower patio level linking the new shed building to the main house and minor landscaping works to reform the front and rear gardens.

The client is currently refurbing their garden area with plans to build an office space to the rear of the garden by items G5 & T4 so are aiming to clear the surrounding vegetation for the works. Item T3 is situated between 2 garden sheds and is starting to get too large for its location with the client growing increasingly concerned on branches/limbs falling and causing damage. The remaining items (T2 And G1) are to create a more open garden space. There are various other trees and shrubs growing up the boundary lines within the garden so the suggested works would have little impact on the amenity value of the garden and surrounding area.

T1 - Marsh Cypress - 10% crown reduction in rear garden. My landscaping contractor told me in January 2015 that CCC had consented to the removal of this tree and grinding out its stump. He told me that a CCC conservation officer with responsibility for archaeology had also visited the site, and had no objection to this proposal. Having obtained further expert advice, from a local tree specialist, I decided it would be far preferable to retain the tree. However, this would be possible only if I could obtain consent for a 10% crown reduction each year, to ensure no further increase in its spread and the extent of its root growth. This was necessary to meet insurance requirements, the tree being close to the long boundary wall, the river embankment, and the dwelling itself, all of which are listed Grade II. The crown reduction having been approved in advance on each occasion to date, the work has been carried out January/February every year. The tree has continued to grow vigorously, is well-shaped, and remains suitable in size for its environment. I now seek consent for a 10% crown reduction, to be carried out by the same local specialist. The work proposed would be done during January or February 2024, when the tree will have shed its foliage and become dormant.

All pruning cuts shall be made to suitable secondary growth points and shall maintain a stable platform for the expected re growth 18x12 down to 15x9m Tight included compression fork at 3m. Works to alleviate stress on weak union.T4. Holm Oak x 3 rear boundary - Crown Lift to provide 3 metres clearance from ground level 9x7m. Works to allow light under trees.T5. Yew rear garden LHS - Crown Reduction. Reducing the height and spread of the tree by up to 2 metres. All pruning cuts shall be made to suitable secondary growth points and shall maintain a stable platform for the expected re growth 10x9m down to 8x7m. Works to reshape tree following the failure of an adjacent tree and to clear neighbours shed and boundary wall.T6. Leyland Cypress rear garden LHS - Reduce height by approximately 3 metres and shape laterally as required 16x10 down to 13x8m. Works to allow light to rear of property.

T2. Goat Willow rear boundary - Crown Lift to provide 1 metres clearance from top of roof 10x5m - Works to prevent damage to shed and allow light into section of garden
