Reserved Matters (Appearance, Landscaping, Layout and Scale) for Land at Yelnow Lane, Sharnbrook to provide 51 residential dwellings (Use Class C3), and associated works, pursuant to Outline permission 19/01312/MAO, including variation of conditions 3 and 4 attached to 20/02914/MAR to allow for implemented development works to remain with no remedial action on site in regards to Great Crested Newts.

New timber entrance canopy to front, single storey rear extension with terrace above, internal building adaptations and minor modifications to existing garden, including removal of condition 7 attached to 20/00685/FUL to allow for the development to commence without the submission of Landscaping details.

All reserved matters for the Detailed design of proposed B1, B2 & B8 Units including associated landscaping, access, transport, drainage, acoustics, lighting, energy, and geoenvironmental aspects pursuant to Outline permission 97/01163/OUT and approval of conditions 1,8,12,13,16,18,19,20,24,31,32,33,34,35,40,41,43 and 44 of that permission including variation of conditions 1 and 3 attached to 17/02009/MAR to extend the scope of the first phase of development.
