Section 73 application to vary condition 2 (approved plans and documents), internal and external changes - see covering letter for full details, attached to planning permission 20/00717/FUL dated 29th June 2020 which granted full planning permission for: "Demolition of side garage and construction of a new 3 bedroom dwelling house to the side of 51 Sheppard Street incorporating roof accommodation with a rear dormer and two velux roof windows to the front."

Section 73 application to vary Condition 3 (Removal of redundant crossover) The pre-commencement element of condition 3 is unnecessary for planning as the same effect can be achieved without it and therefore it does not meet the reasonableness tests under para 55 of the NPFF attached to planning permission 19/02499/FUL dated 21st Novmber 2019 which granted full planning permission for "Demolition of existing garage at front elevation and construction of a three storey building to comprise of 4no.
