Refurbishment and extension of the building including the: i) Recladding of fifth floor and addition of plant enclosure at roof level(Class E); ii) creation of accessible terraces at level five; iii) installation of projecting balconies to the northern elevation at levels three to four; iv) creation of single storey infill extension on the western elevation; v) reconfiguration of the office entrance; vi) reconfiguration of the loading bay; vii) new hard and soft landscaping and other ancillary works.

Non-material amendment under Section 96A of the Town and Country Planning Act 1990 (as amended) to planning permission dated 04/05/2018 (app. no. 17/01095/FULEIA) to amend the wording of condition 66 (approved drawings) to allow for: changes to landscaping, external dining and seating, additional smoke extract fans, new and relocated terrace doors, alteration to loading bay security, extension to west atrium at level 7, and addition of solid partition and backing panels behind glazed facade on south elevation.

Conversion of the building to a hotel with ancillary uses, including internal and external refurbishment, erection of a glazed roof over the courtyard, lowering of part of courtyard to basement level 2, conversion of basements, erection of a two storey extension, provision of cycle parking, refuse and recycling storage, replacement UKPN substation, landscaping and all associated works.

Conversion of the building to a hotel with ancillary uses, including internal and external refurbishment, erection of a glazed roof over the courtyard, lowering of part of courtyard to basement level 2, conversion of basements, erection of a two storey extension, provision of cycle parking, refuse and recycling storage, replacement UKPN substation, landscaping and all associated works.

(i) Refurbishment of the building and extension at levels 6 and 7; (ii) creation of a new plant enclosure at level 8; (iii) replacement of the office entrance; (iv) relocation of existing ground floor cafe (Class E) use and associated external alterations; (v) creation of roof terraces and associated hard and soft landscaping; (vi) provision of cycle parking and associated facilities; (vii) and other ancillary works.

External alterations including, facade and fenestration replacement and replacement office entrance; part demolition and extension at roof level to create a roof top pavilion for Class E use and reconfigure the plant room; creation of roof terrace at 7th floor and associated hard and soft landscaping; provision of cycle parking and associated facilities; and other ancillary works.

(i) Demolition of roof top plant enclosure, rear service ramp and removal of cladding to facilitate the refurbishment, recladding and extension of the existing Office (Class B1(a)) building at 150 Aldersgate Street to create a basement, ground plus nine storey building, including rear and roof top extensions, infill extensions to the rear courtyard (ground plus two storeys) to link with 3-4 Bartholomew Place; (ii) a part change of use at ground floor from Office (Class B1) to Cafe (Class A1). (iii) erection of a new building Office (Class B1(a) at 3-4 Bartholomew Place comprised of basement, ground plus three storeys; (iv) the amalgamation of the two buildings; (v) the creation of new accessible and inaccessible terraces, green roofs, hard and soft landscaping, and creation of external courtyards; (vi) upgrade works to Braidwood Passage, including new lighting; and (vii) reconfiguration of the loading bay and associated works.

(1) Infill extension to retail unit at ground floor for either Class A3 or Class A4 use, (2) Alterations at ground floor level to create an extension to the existing office entrance, (3) Change of use of part ground and lower ground floors from office (Class B1) use to a flexible use for either office (Class B1) or D1 medical uses with new entrance off Warwick Lane, (4) Change of use of part of the ground, lower ground and basement floors from office (Class B1) use to Class D2 gym use with a new entrance off Warwick Lane, (5) Creation of a new cycle entrance off Warwick Lane for new cycle parking at basement level. (6) New lighting design to Newgate Street colonnade, (7) Works to the facade and fenestration at ground and first floors associated with the office entrance on Rose Street, (8) Demolition of existing roof top plant and creation of a new seventh floor for Class B1 (office) use and creation of a secondary entrance from Newgate Street (9) Creation of new terrace at seventh roof level and re-landscaping existing terraces.

(i) Infill extension at third, fourth, fifth floor and roof level and infill of western lightwell at lower ground floor level to provide additional office (Class B1) floorspace; (ii) creation of terrace area at third floor level; (iii) infill of the rear lightwell and part demolition and reconfiguration of the basement levels storage vaults for ancillary facilities; (iv) reconstruction of the main entrance steps ; (v) installation of a platform lift and associated alterations to the forecourt including soft landscaping; (vi) the reconfiguration of internal layouts of building from lower ground to fifth floor levels, associated external refurbishment works; reconfiguration and installation of plant equipment and provision of cycle parking.
