Application under Section 19 of the Planning (Listed Buildings and Conservation Areas) Act 1990 to vary condition 7 (Approved Documents) of application reference 22/00624/LBC dated 15.11.2022 to incorporate the infill of existing lightwells, revise the MEP servicing strategy, relocation of plant at roof level, additional landscaping at roof level, additional openings to mansard roof, internal reconfiguration to expose original staircases and modification of plant enclosures at roof level.

Non-Material Amendment under Section 96A of the Town and Country Planning Act to planning permission reference 21/00272/FULMAJ dated 09.09.2021, as amended by planning permission reference 22/00638/NMA dated 15.11.2022 , to vary Condition 2 (Land Uses), Condition 29 (cycle parking) and Condition 41 (approved documents) to incorporate the infill of existing lightwells, revise the MEP servicing strategy, relocation of plant at roof level, additional landscaping at roof level and additional openings to mansard roof level and modification of plant enclosures at roof level.

Submission of roof landscaping details pursuant to condition 8(g) of planning permission 21/00155/FULL (dated 01.07.2021).

Submission of i) detailed design drawings relating to the proposed new facade(s), fenestration, entrances, brickwork, glazing, soffits, handrails, balustrades, integration of cleaning equipment, plant and external surfaces, including hard and soft landscaping; ii) details of the construction, planting irrigation and maintenance regime for the proposed green roof; iii) a landscaping scheme for all unbuilt surfaces; iv) details of fume extract arrangements, materials and construction methods, pursuant to conditions 9(b)-(l), 10, 11, 12, 14, 15 and 17 of planning permission 17/01054/FULL, dated 15.02.2018.

Refurbishment and extension of the building to create additional floorspace with roof terrace for Class E use; erection of a pavilion structure at roof level; installation of new terrace areas with associated landscaping and balustrades; extension of existing plant enclosure; installation of plant equipment and kitchen extract duct; alterations to facade, including works to clock face on Fleet Street, and at ground floor level; alterations and extension to existing windows and vitrines; internal alterations to the ground floor lobby and interiors, and internal works to sixth floor heritage rooms; reinstatement of carriageway connections; provision of new ancillary facilities and other associated works.

Refurbishment and extension of the building to create additional floorspace with roof terrace for Class E use; erection of a pavilion structure at roof level; installation of new terrace areas with associated landscaping and balustrades; extension of existing plant enclosure; installation of plant equipment and kitchen extract duct; alterations to facade, including works to clock face on Fleet Street, and at ground floor level; alterations and extension to existing windows and vitrines; provision of new ancillary facilities and other associated works.

Refurbishment of lower ground and ground floors of the building, comprising: (i) the installation of 2no. replacement entrance doors and the refurbishment of 2no. entrance doors; (ii) alteration to the existing ground floor railings including the installation of 2no. gates; (iii) the installation of an external staircase to the lower ground floor level and external platform lift; (iv) the infilling of 1no lightwell with a new roof and associated landscaping at ground floor level; (v) the installation of external plant condensers within the lower ground floor lightwells and internal vaults and associated works; and (vi) alterations to cycle storage and refuse storage.

Extensions, alterations and change of use including: (i) Change of use of part basement and part ground floor from sui generis (drinking establishment) to flexible Class E (retail/restaurant/office) and sui generis (drinking establishment) and extension at ground floor; (ii) single and double storey extensions at roof level to form new Class E(g) use (office); (iii) double height extension at ground floor to form enlarged office entrance at Basinghall Street; (iv) use of office fronting Coleman street for flexible Class E (retail/restaurant/office) and associated alterations to building entrances with open arcade and retail frontages; (v) creation of terraces to Basinghall Street, the south elevation, and at roof level and changes to existing terraces including installation of structures; (vi) hard and soft landscaping at Basinghall Street and Coleman Street; (vii) provision of ancillary external and internal cycle parking and facilities; (viii) installation of plant at roof level; and associated works.

Refurbishment and extension of the building including the: i) Recladding of fifth floor and addition of plant enclosure at roof level(Class E); ii) creation of accessible terraces at level five; iii) installation of projecting balconies to the northern elevation at levels three to four; iv) creation of single storey infill extension on the western elevation; v) reconfiguration of the office entrance; vi) reconfiguration of the loading bay; vii) new hard and soft landscaping and other ancillary works.
