Demolition of the existing buildings and construction of an office-led mixed use building arranged over two basement levels, lower ground, upper ground and 12 upper floors plus rooftop plant to provide a mixture of flexible retail, leisure and mixed retail/leisure uses at lower levels and commercial uses at upper floor levels; hard and soft landscaping works; outdoor seating associated with ground level retail and other work incidental to the development (Application under section 73 of the Town and Country Planning Act 1990 to vary conditions 16, 17, 18, 19, 24, 45 & 46 of planning permission (18/01065/FULEIA) dated 28 March 2019).

(6) New lighting design to Newgate Street colonnade, (7) Works to the facade and fenestration at ground and first floors associated with the office entrance on Rose Street, (8) Demolition of existing roof top plant and creation of a new seventh floor for Class B1 (office) use and creation of a secondary entrance from Newgate Street (9) Creation of new terrace at seventh roof level and re-landscaping existing terraces.

Part refurbishment and part demolition, excavation and redevelopment involving the erection of an additional four storeys to provide a ground plus 13 storey building with publicly accessible route through the site, incorporating gym and swimming pool (Use Class D2) at basement levels, gym and flexible floor area uses (Use Classes A1-A5, B1, D2) at basement level, retail (A1-A5) at ground floor level with access to offices and rooftop restaurant and public viewing gallery, office accommodation (Use Class B1a) from levels 1-13, roof top restaurant (Use Class A3) and publicly and privately accessible roof terraces, landscaping and other associated works.

Change of use of part of ground floor from Class B1 to Class A1 (shop), change of use of part of ground floor from Class B1 to flexible either Class D2 (gym) or Class B1 (office), change of use of part of ground floor from Class A1 to flexible either Class B1 (office) or Class A1 (shop), creation of new ground floor entrance from Wood Street, installation of additional cycle parking, and associated external alterations and landscaping (581.2 sq.m).
