Extension 1. The application is for a renewal of an identical application that was approved in 2016. 2. The site currently accommodates a small house and two sheds. It is bounded by residential property on two sides, a paddock to the rear and is on the residential fringe of Westleton. The prevailing scale in the neighbourhood is varied with traditional one and two storey dwellings with one much larger property next door. 3. The existing house is to be extended to provide a single storey garage and an additional bedroom and ground floor bathroom to make the accommodation more modern and flexible. 4. The proposed dwelling will have no openings onto neighbouring properties and is screened by hedges and fences with the principal trees and boundary hedging and fencing being retained. 5. Highway access, bin and oil storage will be unchanged. 6. The exception is to increase the height of the existing perimeter willow fence to up to 3 meters (to graduate up after a minimum of 4 meters from the roadway) along the boundary between the cottage and the new building next door to improve privacy for both buildings following the new build increasing the land elevation in their back garden and increased scale of overlooking windows. 7. External materials are limited to brick and tiling compatible with local styles. 8. No biodiversity issues are presented by the proposals. 9. The site has been checked for contamination in 2017 and 2019 with no issues being found. 10. The site is not within a Conservation Area and the building is not listed.

A self seeded Sycamore (tree 1 on accompanying sketch) growing in the steep bank that falls away to my neighbours property in Castle Street. My Neighbour (Caroline Gibbons, 140 Castle Street) is concerned that the tree, that overhangs her house, presents a significant threat to both her and her property. I will plant a replacement tree (Oak) further back from the boundary but in the same wooded area. A self seeded conifer (tree 2 on accompanying sketch map) that has grown to a considerable height and now compromises the light for its neighbouring Copper Beech and Oak tree. The Conifer also rises to a point that it also presents a risk to neighbouring buildings situated as it is as the most exposed tree in the immediate location to the prevailing South Westerly winds. I will plant a second replacement tree (oak) in the wooded area some thirty metres from the site of the conifer but no longer in danger of crowding out the existing Beech and Oak, and away from the house and outbuildings.

2 Yew Tree House Badingham Road Framlingham Suffolk IP13 9HY

Yew Tree House is timber-framed and rough-case rendered with roofs in a mixture of glazed and red clay pantiles. The former farmhouse was built in the late 16th century and has since been divided into two. The proposal is to remove the existing hedge that marks the front boundary between the two houses, planted in 1960s. The privet-style hedge is approximately 4ft 6in high, 2ft wide and 46ft long and has become unwieldy, bulges in places and does not reach the front boundaries of the property. After taking advice from East Suffolk Conservation Office, the replacement natural planed wood picket fence will be 4ft high and 50 ft long. The fence will be treated with Alkaline Copper Quat to protect it against decay, rot and insect attack without the use of harmful chemicals. The hedge will be removed late summer or early autumn to avoid disturbing any nesting birds.
