Non material amendment to planning permission ZC23/04052/FUL to remove condition 4 and amend the wording of condition 3 to remove the requirement to construct the proposed access prior to bringing the development into use

Non-Material Amendment to allow for a reduction in number of apartments from 61 to 55, internal layout changes and minor external alterations of planning permission 21/02251/FULMAJ - Development of Retirement Apartments with care (Use Class C2) including the demolition of existing buildings, formation of new vehicular access, parking, retaining structures, hardstanding, sewer diversion, erection of substation, refuse and maintenance stores, with associated works to trees, landscaping, formation of communal facilities and amenity space.

Amendment to the wording of condition 17 of 20/01698/REMMAJ to the following - The construction phase of the development shall be undertaken in accordance with the Outline Method Statement, prepared by Peter Duffy Limited (dated January 2022), unless otherwise agreed with the Local Planning Authority. The approved wheel washing facilities must be kept in place in full working order and available for use during the construction period of the development. All vehicles involved in the transport of waste materials or finished products from the site must leave the site through the wheel washing facility so that no mud or waste materials are deposited on the public highway.

Non material amendment to planning approval 20/01040/REM - Reserved matters application for the erection of 5 no. residential dwellings (appearance, layout, scale, landscaping considered) under permission 20/00869/DVCON: Variation of conditions 4 (parameters plan), 7 (access), 20 (trees) of Planning Permission 16/05517/OUT - Outline planning application for the development of 5 no. residential dwellings with access considered to allow the removal of external timber cladding to front elevation of unit 2; removal of timber cladding from front and rear elevation of unit 4; alteration of rear garage door to be black to match windows of units 2 and 4; rear garage door to be anthracite to match windows of units 1, 3 and 5; and alterations to canopy material to timber cladding to match the approved timber cladding on all 5 units.

Non material amendment to allow alterations to drainage, including moving plots 61-67 and alterations to landscaping mix of planning permission 16/03651/REMMAJ - Reserved matters application (layout, scale, appearance and landscaping) for erection of 233 dwellings including public open space and allotments in respect of southern part of development approved under outline application 14/02737/EIAMAJ.

Non material amendment to the wording of Condition 5 of permission 18/01751/OUT to amend the timing for completion of the highway works to prior to first occupation of the development.

Application for a Non Material Amendment for the rewording of Condition 19 (piped discharge of surface water) of planning consent 16/05647/EIAMAJ (Outline application for development of business park with access considered) to allow phasing of works togther with highway and enabling works in advance of providing surface water outfall for each phase of development

Non-material amendment to condition 12 - Development shall not commence until a scheme restricting the rate of development flow runoff from the site has been submitted to and approved in writing by the Local Planning Authority. The flowrate from the site shall be restricted to a maximum flowrate of 2.9 litres per second for up to the 1 in 100 year event where connection to the Yorkshire Water system is proposed. Where connection to a watercourse is proposed a greenfield rate of 2.5l/s/ha shall be applied for the extent of impermeable developed areas. A 30% allowance shall be included for climate change effects and a further 10% for urban creep for the lifetime of the development. Storage shall be provided to accommodate the minimum 1 in 100 year plus climate change critical storm event. The scheme shall include a detailed maintenance and management regime for the storage facility. No part of the development shall be brought into use until the development flow restriction works comprising the approved scheme has been completed.
