Variation of Condition 2 (approved plans) on approved planning application 21/02442/FUL in order to alteration to dormer roof design and pitched roofs to front dormers as opposed to flat roofs

Proposed alterations to existing loft room with 4no. Velux windows to the front elevation and pitched roof dormer to rear. Existing kitchen extension to be squared off with new flat roof and 2No roof lanterns / 1No flat rooflight.

Internal/external alterations including re-location main entrance, staircase, changes to number of windows and sizes including dormer, new larger openings and porch on east elevation.

Demolition of existing garden room and replacement with single storey rear extension. Proposed rear dormer and external alterations (Amended description).

Proposed alteration to existing first floor dormer window

2 no. Dormer windows and new gable in place of hipped roof, ground floor internal alterations and new doors and windows to family room.

Strip existing slates from main, rear offshoot and bay window roofs and set aside any slates able to be reused. Repair existing dormer windows as required. Re-roof roofs with new treated slating battens and new or reused slates. Replace existing gutters and down pipes. Support existing roof and replace ground floor bay window in lounge with Upvc windows. All remaining timber existing windows to be replaced with Upvc casement windows as shown. Construct new Rear single storey extension and alterations as shown on proposals.

Alterations to dwelling house to include: 1. Removal of existing bay windows to South elevation and construction of two-storey entrance lobby. 2. Creation of double-height entrance hall and associated internal alterations. 3. Amendments to window positions, replacement of rotten window frames with high-performance powder-coated metal-framed windows. 4. Repositioning of existing and introduction of new projecting eaves-style dormer windows with stone mullions and traditional rolled lead roofs. 5. Conversion of existing garage to create much-needed utility, laundry and boot rooms including in-filling of void to swimming pool below. 6. Construction of single-storey kitchen extension of circa 23sqm. 7. Alterations to existing stairwell, removal of catslide roof and construction of flat roof with roof light with stone parapet to perimeter to improve head-height and natural light in stairwell. 8. Introduction of through-colour render to courtyard internal elevations. 9. Construction of new garage block, formation of parking courtyard to obscure cars and construction of stone connection building. 10. Demolition of existing timber outbuildings to facilitate construction of new equipment/tractor sheds due North of existing. 11. Alterations to driveway where it reaches house to create improved arrival sequence and guest parking.

Extensions and alterations to bungalow to add first floor bedrooms; including raising of roof, 3 no dormer windows, ground floor dining room and porch. (Amended)
