Variation of condition No.1 of planning permission dated 24/03/2023 reference PL/2021/02988/MINFHO for Ground floor and two storey extensions to existing dwelling, demolition of existing triple garage and erection of new detached swimming pool enclosure to allow for amendments to fenestration and amend the single storey extension from pitched roof to flat roof.

Namely: Windows/roof lights and doors to rear adjusted, Juliet balcony balustrade changed to glass, Bedrooms 1 and 3 noted as vaulted ceilings, modified ground floor wc/utility - windows and door to side repositioned to suit, new side door to store.

Non-material amendment to planning permission dated 29.04.2021, application reference PL/2021/00782/MINFHO for: Existing window to study replaced with bay window. Front porch formed with new gabled roof. Existing conservatory footprint retained to form dining room with new hipped roof with Velux. Existing window to kitchen change to be full height. Namely: To remove the proposed ground floor bay window to the study and revert back to the existing window, and to amend the size of the velux in the rear dining room.

Non-material amendment for change in size of ground floor windows to match window widths of the floor above on rear and side elevations for a more consistent appearance. Removal of of windows for the same purpose. Front elevation: addition of one roof light. Changes to bin store access as requested by STW for maintenance access. Access door to commercial unit changed position. Side elevation: addition of a door to access commercial unit and a window to the communal corridor on first floor. All external wall finishes have been slightly changed although the proposed material palette remains the same as before. Green areas on ground floor have been rearranged; following planning approval PL/2020/02587/PPFL.

Vary condition No. 1- Approved plans on planning application Number PL/2022/00438/PPFL- Demolition of existing dwelling and erection of 2 new dwellings with associated works approved on 26/4/2022. Namely, revised design to incorporate additional floor area within the roof space, together with the insertion of rooflight and amendment to approved window positions on the south elevation.

Non-material amendment to the facing brickwork on the front and sides to be render where indicated, addition of 2 No. windows for the porch area, mend roof tiling type to Staffordshire blue, large concrete tiles on planning approval PL/2021/02731/MINFHO dated 07/01/2022.
