Construction of a part-single, part-two storey rear and side extension with materials to match existing. Removal of tree to form new driveway to front garden. As amended on 30/10/2023 and on 03/11/2023

Change of use from C2 (care home) to C3 (residential) to create 9 flats (4x1 bed, 4x2 bed and 1x3 bed) erection of single storey side and single storey rear extension and associated works, including replacement trees.

To prune back a bay from 4m to around 2m, prune back a fig tree as branches are now interferring with a shed roof and extension roof and prune a conifer which is currently 5m.

Fell 1 x Holly tree that is approximately 2.5 metres in diameter and 4 metres high. The Holly tree has grown very high and wide, and even after pruning is affecting light and access to the glazed extension which was permitted in July 23. After consideration we wish to remove the Holly tree and replace elsewhere due to the Holly tree impinging on the property. The Holly Tree is within 2 metres of the new building extension and restricting light and view. Replacement Holly trees have been planted in the orchard hedge. Replacement trees in garden.

Application to discharge condition 3 - (Tree retention /protection) of planing permission 23/0595/HOUS - Convert existing double garage to living accommodation and erection of a single storey rear extension to proposed converted garage and erection of a detached double garage (revised description)

Application to vary condition 2 and 4 of planning consent 223200 for the proposed erection of a front canopy roof, and single storey side/rear extension. Condition 2 refers to approved details and the variation is to update the plans. Condition 4 refers to protection of trees and the variation is to update the tree protection plan and arboricultural statement (part-retrospective).

Non material amendment application to allow for increase in the height of the building, extension of the plant room enclosure on the western elevation, update to the noise impact assessment (conditions 3 and 13), revisions to the landscaping plan including the removal of trees along the southern boundary, replacement planting and alterations to the attenuation basin and level changes.

Ash tree as identified as T1 on the attached Sketch Plan. Request to remove tree. Reason: The tree has two codominant stems joined at the base. There is evidence of significant decay at the top of the southern most stem as seen in Pic 2. We believe that this decay may extend to the base of the tree. A sounding hammer has been used at the base of the southernmost stem and a significant cavity is suspected although external signs were not identified. The previously adjacent Ash tree within a few metres proximity failed at the base and fell within a recent storm (24/10/23). The particular tree was discovered to have significant heartwood decay which hadn`t previously been identified. The structural failure of the tree caused damage to both the clients and neighbouring property. Naturally the client is concerned over the structural defect of this remaining Ash tree.
