Alterations and demolition of part of front boundary wall; erection of new external steps to replace the existing steps from lower ground floor to upper ground floor level at the front of the property.

Demolition of the existing single storey office building, erection of a replacement part 1 and part two storey office building (Class B1); alterations to the front boundary treatment and installation of new gates to the front boundary wall; associated car and cycle parking.

Erection of a lower ground floor rear extension including of the lowering of the floor and replacement external rear staircase; erection of a single storey extension to side of main building at second floor level to replace existing; installation of new railings to the front boundary; installation of a rooflight in the side roofslope; internal alterations to open up the lower ground floor and reconfiguration; replace one large single glazed window be replaced with a double glazed window and all other windows will be served with internal secondary glazing.

Variation of Condition 2 to allow minor material amendments to the approved drawings of planning permission reference: 2019/03771/FUL dated 7th May 2020 for the "Erection of a rear extension at second floor level, on top of the existing back addition; erection of a single storey rear extension; excavation and enlargement of the existing basement; alterations to existing front door; and erection of front boundary wall." Amendments sought are increases in heights of the rear extension at second floor level and the single storey rear extension.

Installation of a bay window to replace the existing window at first floor level and installation of a new rooflight in the roofslope fronting Edenhurst Avenue elevation; alterations and extension of the boundary wall fronting Edenhurst Avenue elevation to include the installation of railings and stone copings on top of the boundary wall; installation of new windows to replace the existing windows at first and second floor level, replacement of existing doors with enlarged doors at ground floor level to the rear elevation; re-tiling of the existing roof with clay roof tiles.

Variation of Conditions 2 (drawing nos.) and 3 (brickwork) of planning permission reference: 2019/01111/FUL dated 4th July 2019 for the "Erection of a front and side roof extensions including an extension on top of the main roof; excavation of front and side gardens to form lightwells in connection with the creation of a new basement in connection with the provision of 2 x self-contained studio flats and 1 x two bedroom self-contained flat; installation of new entrance door with steps and surround to replace the existing window, installation of a new window to replace the existing entrance door, step and surround at ground floor level to the front elevation." Amendments sought include: Demolition and rebuild of previously existing building; alterations to the colour of the facing brickwork; changes to the design, opening style and material of all fenestration and the main entrance door; a new brick boundary wall; increased overall height of the building and changes to the proportions and form of the mansard roof.

Erection of a single storey rear extension, to the side and rear of the existing back addition; installation of new doors to replace the existing window to the rear of reception room at ground floor level; alterations to the roof of single storey back addition; erection of a 2m high brick boundary wall in the rear garden area.
